1974, hold a duly noticed Public Hearing to consider a request
11 construction of 326 dwelling units on a 59.42 acre site zoned
12 (Planned Community), generally located east of Lowder Lane bet1
13 Palomar Airport Road and Poinsettia Lane and more particularly

A portion of the west half of section 21, Township 21 South, Range 4 West, S.B.B.M., in the City of Carlsbad, further described on file in the Carlsbad Planning Department;
WHEREAS, the applicant submitted an Environmental Impact

as a part of City Council Resolution 3302, dated January 2, 19 21
Protection Qrdinance of 1972" and was accepted by the City Cou 20
Report which met the requirements of the "Carlsbad Environment
22 WHEREAS, at said public hearing, upon hearing and conside

NON, THEREFORE, BE IT RESOLVED that the Planning Commissic
If the City of Carlsbad, California, does hereby recommend to 1
:ity Council adoption of Specific Plan No. 155, identified as
EXHIBIT A, revised June 25, 1974 and attached hereto, subject 1
the following conditions:
(1) Dedication of Lots 19 and 21, satisfying the Park De( ication Ordinance, shall occur at the time of final r approval. The applicant shall also rezone lots 19 at 21 (Park lots) and lots 8, 9 and 10 (Recreation Area: to Open Space Zone (0-S) prior to final map approval.
(2) The approval is granted for the land described in thc application and any attachments thereto, and as showr the plot plan submitted labeled Exhibit ’‘A”. The location of all buildings, fences, signs, roadways, parking areas, landscaping, and other facilities or features shall be located substantially as shown on t plot plan labeled Exhibit A, except or unless indicat otherwise herein. All buildings and structures shall of the design shown on the elevation plans labeled Exhibit B.
(3) All outside storage areas shall be screened from adjt property and streets.
(4) An incombustible trash enclosure shall be provided of size and location acceptable to the Planning Director and said area shall be enclosed with a fence and/or w of sufficient height to adequately shield the area. fence and/or wall shall include a solid gate.
(5) A detailed landscape and sprinkler plan shall be subrr ed to the City of Carlsbad for consideration and appr
(6) All utilities including electrical, telephone and cab television, shall be installed underground and/or sha be completely concealed from view.
(7) All public improvements ,shall be made in conformity w the Subdivision Ordinance and other City Standards, t satisfaction of the City Engineer, without cost to th City of Carlsbad and free of all liens and encumbranc
