TENTP.TIVE MAP !IF! A 0.785 AC!?E SITE DESCRIBED AS LOTS 368 and 369, LA COSTA SOUTH UNIT NO. 5 AT 2348 LA COSTA AVENUE. i CASE NO. CT 74-7, APPLICANT: BARRIE F. (2) Compliance to the Carlsbad Municipal Code requirements, includin (3) Conformance to the adopted La Costa Master Plan the Parks and Environmental Protection Ordinances. 32 NOM, THEREFORE, BE IT RESOLVED by the Planning Commission of the city m I Q) 1 2 3 4 5 6 7 8 9 3.0 11 3.2 13 14 15 16 17 18 19 20 21 22 23 24 25 2 6, 27 28 29 30 31 ; 32 ~ of Carlsbad, California, as follows: That a Tentative Map is approved for I of said property to allow a one-lot Condominium on a 0.785 acre site descril as lots 368 and 369, La Costa South Unit No. 5, to build 22 units and subjec to the following conditions: I (1 ) The development of the property described herein shall be subject to the restrictions and limitations set forth herein which are in addition to all the requirements, limitations and restrictions of municipal ordinances and State and Federal statutes now in force, or which, hereafter, may be in force for the purpose of preservinl residential characteristics of adjacent properties. (2) The C.C. & R. 's for this development shall be submitted to the PlI Director for review and approval prior to the issuance of any bui permits . (3) Park-in-lieu fees shall be granted to the City prior to City Coun approval of the final map. (4) In order to provide for reasonable fire protection during the con struction period, the subdivider shall maintain passable vehicula access to all buildings and adequate fire hydrants with required fire flows shall be installed as recommended b,y the Fire Departme (5) All public improvements shall be made in conformity to the Citv o Carlsbad Engineering Design Criteria and Standard Plans, the Sub- division Ordinance and other City Standards, to the satisfaction the City Engineer, without cost to the City of C rlsbad, and free all liens and encumbrances. Improvement plans for water and sewe systems shall meet the requirements of the respective service dis (6) All drainage and grading plans shall be submitted to the City Eng for consideration and approval. (7) All utilities, including provisions for cable TV, shall be placed underground and/or shall be completely concealed from view.
