RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, CONCERNING THE
PURPOSE CENTER AND RECTORY ON A 1.9 ACRE SITE

WHEREAS, a verified application for a certain property, to wit:

1. The requested use is desirable to the development of the community and is not detrimental to existing uses or use permitted in the zone in which the proposed use is to be located for the following reasons:

a. The church will serve a population of 1500 to 2500 people.
b. The church will be situated central to its service range.
2. That the site for the intended use is adequate in size,and shape to accomodate the use for the following reason:
.a. The General Plan stipulates that churches be on 1.5 acre minimur sites. The proposed site is 1.9 acres.
3. All of the required yards, walls and other facilities necessary to adjust the proposed use to the surrounding area has been provided as fol1 ows :
a. The applicant is required to submit plans for landscape screenir
of the church from adjacent residences.
b. Existing palm trees on Adams Street will be relocated and/or replaced, if possible.
4. The street system is proposed to be improved. The street system ser the project is adequate to properly handle all traffic which is expc to be generated.
5. Church will be compatible with neighborhood thru the limited size 01 scale and structure. The use is central to the Citizens which it
serves and is compatible with the neighborhood in which it is locatt
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of
Carlsbad, California, as follows: That a conditional Use Permit is approvc
for use of said property to a1 low construction of a Church, Mu1 tipurpose CE
and Rectory and subject to the following conditions:
1. The approval is granted for the land described in the application ar any attachments thereto, and as shown on the plot plan submitted lat Exhibit .4 dated August 13, 1974. The location of all buildings, fer signs, roadways, parking areas, landscaping and other facilities or features shall be located substantially as shown on the plot plan labeled Exhibit A dated June 25, revised hgust 21, 1974, except or unless indicated otherwise herein. All buildings and structures sht be of the design as shown on the elevation plans labeled Exhibit B, dated August 14 , 1974.
2. The Applicant shall process and record a parcel map consolidating tl lots on which the project will be built prior to issuance of buildir permits.
3. Prior to final parcel map approval, the applicant shall make an offc of dedication and enter into a future agreement to improve Tamarack Avenue based on a 46 foot half-width.
4. Prior to occupancy, the applicant shall improve Adams Street based c 30 foot half-width and 40 foot curb to curb dimension, to City Standards .
5. One on-site fire hydrant (City Drawing 'A-1) shall be installed prior to commencement of construction at the rear of the proposed structur It shall be served by a public water line extension, having an aligr ment and capacity approved by the Fire Department and City Engineeri Department.
6. All reauirements of any law, ordinance or regulation of the State of
California, City of Carlsbad, and any other governmental entity sha-

7. No signs or advertising of any type whatsoever shall be erected or
stalled until plans therefore have been approved by the City of Carl s bad.
8. Prior to obtaining a building permit and within 30 days hereof, tt- appl icant shall f i 1 e with the Secretary of the Planning Cornmi ssior written acceptance of the conditions stated herein.
9. Any mechanical and/or electrical equipment to be located on the rc of the structure shall be screened in a manner acceptable to the Planning Director. Detailed plans for said screening shall be submitted, in triplicate, to the Planning Director.
11. All outside storage areas shall be screened from adjacent propertJ streets .
12. An incombustible trash enclosure shall be provided of a size and location acceptable to the Planning Director, and said area shall be enclosed with a fence and/or wall or sufficient height to adequately shield the area. Said fence and/or wall shall include sol id gate.
13.. A detailed landscape and sprinkler plan includinq the relocation t
replacement of palm trees on Adams Street, if at all possible, sht be prepared by a landscape architect, and submitted to the City of Carlsbad 'for consideration and approval.
14. All utilities including electrical, telephone and cable televisior shall be completely concealed from view.
15. Prior to final occupancy, compliance with and execution of all conditions listed hereon shall be necessary, unless otherwise spec Deviation from this requirement shall be permitted only by writter consent of the Planning Director.
16. This application shall be reviewed by the Planning Commission at f year intervals to ensure that all conditions of the Conditional Use Permit have been met.
17. nutdoor activities which may generate large amounts of noise and 1 (such as carnivals, bazaars , etc.) shall not be held on the paris! center site.
18. Unless the construction of the structure or faci1it.y is commenced not later than one year after the date the approval is granted an( diligently pursued thereafter, this approval will automatically become nul 1 and void.
