APPLICANT: GEORGE M. HUTCHINS OF ZONE FROM R-1-10,000 to R-1-7,500 AND OPEN CASE NO. ZC-142 WHEREAS, a verified application for a certain property, tc 11 wit: All that portion of lot J, Rancho Agua Hedionda, in the County of San Diego, State of California, according to map thereof No. 823, on file in the office of the County Recorder, and further described as: Beginning at a point in the northwesterly boundary of said Rancho Agua Hedionda, said point being also the most northerly corner of record of survey map No. 5412 as filed in the office of said County Recorder; thence along the boundary of said Record of Survey No. 5412 south 58 03'52" east 710.00 feet to the True Point of Beginning; thence continuing along said boundary the following courses: (1) South 58 03'52" East 3042.69 feet (2) North 69 35'48'' East 348.00 feet (3) South 24 57'52" East 1805.21 feet (4) North 89 49'02" West 2335.37 feet (5) North. 06 35'47" West 1980.41 feet (6) North 58 17'19" West 1550.82 feet thence leaving said boundary North 32 20'01" East 396.22 feet to the True Point of Beginning. has been filed with the City of Carlsbad and referred.to the Planning Commission; and WHEREAS, said verified application constitutes a request a provided by Title 21 of the Carlsbad Municipal Code; and WHEREAS, the public hearing was..held at the time and in th place specificed in said notice on October 22, 1974 and continu to November 12* 1974; and NUEREAS, the applicant has complied with the Public Facili Policy of the Ci'ty of Carlsbad and has provided the necessary information which. insures Public Facilities will be available a current wtth. need; and WHEREAS, t.h.e subject app1icati:on has complied with the r( <- ey __ I Ordinance of 1972"; and '2 requirements of the City of Carlsbad "Environmental Protection 3 WHEREAS, at said public hearing, upon hearing and conside 4 the zone change and found the following facts and reasons to e 6 to be heard, said Commission considered all factors relating t t5 the testimony and arguments, if any, of all persons who desire 7 8 9 10 11 12 13 14 (1) The combination of R-1-7500 and Open Space Zones provides for an effective utilization of buildable areas and preclusion of development in areas with considerable slope. (2) The proposed subdivision meets all standards for the R-1-7500 zone classification. (3) The proposed zoning conforms to the City of Carlsbad General Plan and Municipal Code.
