APPLICANT: JAY F AND MARYON D. HOFFMAN CASE NO. PP-20 8 wit: 9 WHEREAS, a verified application for a certain property, t 10 3-1 32 That portion of lots E and I of Rancho Agua Hedionda in the County of San Diego, State of California, according to Map No. 823 filed in the office of the San Diego County Recorder on November 16, 1896 9 and further described on file in the Planning Department. 13 Planning Commission; and 14 has been filed with the City of Carlsbad and referred to the 15 WHEREAS, said verified application constitutes a request 16 provided by Title 21 of the "Carlsbad Municipal Code"; and 17 WHEREAS, the applicant has complied with the Public Fac-il 19 MHEREAS, the public hearing was held at the time and in t 18 place specified in said notice on November 12, 1974 and 2o information which insures Public Facilities will be available 21 Policy of the City of Carlsbad and has provided the necessary 22 current with need; and 23 WHEREAS, the subject application has complied with the 24 Ordinance of 1972"; and 25 requirements of the City of Carlsbad "Environmental Protection 26 NHEREAS, at said public hearing, upon hearing and conside 27 to be heard, said Commission considered all factors relative t 28 the testimony and argumentss if any, of all persons who desire reasons to exist: 30 amendment of said Resolution and found the following facts and 29 31 32 I 1) Real Estate Offices are compatible with existing and allowed uses for the Country Store. !I e" 0. 1 2 3 4 2) Real Estate Offices are compatible with the General I Land Use designation of neighborhood commercial. 3) The parking will not be eliminated, but will be loca, on a separate lot from the rest of the precise plan. Ample parking already exists to serve the use. 5 6 7 NOW, THEREFORE, BE IT RESOLVED by the Planning Commission the City of Carlsbad, California, as follows: That it does hereby recommend that City Council Resolution No. 1507 be amen1 to allow Real Estate Offices as a permitted use and to reduce parking by 11 spaces on property located on the south side of 8i 9 310 11 El Camino Real, 800' east of Kelly Drive and west of the prese 11 3.2 City boundary, and subject to the following conditions: 1) All conditions of City Council Resolution #1507 shal apply to this approval. 13 14 95 2) The applicant shall revitalize landscaping according the approved landscape plan for the project and to t satisfaction of the Parks and Recreation Director.
