APPLICANT: LARRY HUNTS, for MAP TO ALLOW A 6-LOT SUBDIVISION ON PROPERTY PAPAGAYO DEVELOPERS, CASE NO. CT 74-22 WHEREAS, a verified application for a certain property, to wit: Portions of Tracts 233 & 238 of Thums Lands, City of Carlsbad, County of San Diego, State of California, according to Map No. 1681 thereof, filed in the office of the County Recorder of San Diego County, December 9, 1915. Also known as San Diego County Assessor's Parcels 11, 12 and 13 of Book 206, Page 22; has been filed with the City of Carlsbad and referred to the Planning Commission; and WHEREAS, said verified application constitutes a request as provided Title 21 of the "Carl sbad Municipal Code"; and WHEREAS, the applicant has complied with the Public Facility Pol icy ( the City of Carlsbad and has provided the necessary information which ins1 Public Facilities will be available and current with need; and WHEREAS, the subject application has complied with the requirements ( the City of Carlsbad 'I Environmental Protection Ordinance of 1972"; and WHEREAS, said Commission considered all factors relating to the Tentative Map and found the following facts and reasons to exist: 1) The proposed Tentative Map is in conformance with the approved Specific Plan. 2) The Tentative Map meets a1 1 P-C Zone requirements. r 3) The Tentative Map is consistent with General Plan requirements. NOW, THEREFORE, BE IT RESOLVED by the P1 anning Commission of the Ci t, Carl sbad as fol1 ows : A) That the above recitations are true and correct. B) That a tentative map is approved to allow a 6-lot subdivision o property located south of Chinquapin Avenue and north of the Ag Hedionda Lagoon between the ATSF Railroad and 1-5, and subject the foll owing conditions : n .a 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 e 0 1) All requirements as set forth in City Council Ordinance No. 9311, covering Specific Plan #31, adopted July 5, 1972, shal be met. 2) Applicant shall combine Lots 4 and 5 as shown on the Plot P1 Exhibit A, dated 12/2/74, on file in the City Planning Department . 3) All on-site drainage systems shall be privately maintained subject to approval of City Engineer. 4) All on-site sewer systems, except for individual building laterals, shall be publicly maintained, subject to approval City Engineer. 5) Paved vehicular access shall be provided to all sewer 6) Pub1 ic access to the Lagoon shall be provided within a 20-fl minimum width easement. A minimum 6-foot wide paved pathwa, shall be provided within this easement. Permanent concrete steps and handrails shall be provided in areas where slopes exceed 20%. This condition will apply to Phase I only. 7) Typical details of proposed street construction of Chinquap Avenue and Harbor Drive shall be subject to the City Engine approval. structures. 8) Developer shall install traffic signal at Tamarack Avenue a Jefferson Street. 9) A copy of agreement between San Diego Gas and Electric Comp shall be made a part of City documents. 10) Points of ingress and egress to be established after study of traffic in area by City Engineer.
