RESOLUTION OF THE PLANNING COMMISSION OF
MENDING APPROVAL OF A SPECIFIC PLAN TO ALLOW A SUBDIVISION CONSISTING OF 138 DWELLING UNITS AND 140 LOTS ON PROPERTY GENERALLY LOCATED WEST OF PASEO DEL NORTE, NORTH OF CAMINO DE LAS ONDAS, EAST OF CAMINIT0 DEL PRADO AND SOUTH OF CAMINITO ESTRADA

WHEREAS, a verified application for a certain proper

NOW, THEREFORE, BE IT RESOLVED by the Planning Commissic
of the City of Carlsbad as follows:
A. That the above recitations are true and correct.
B. That a Specific Plan is approved to allow a subdivision consisting of 138 dwelling units and 140 lots on proper1 generally located west of Paseo del Norte, north of Cami de las Ondas, east of Caminit0 del Prado and south of Caminito Estrada, and is subject to the following condit'

1) The approval is granted for the land described in 1 application and attachments thereto, and as shown ( the plot plan submitted labeled Exhibit I'C", dated May 3, 1976. The location of all lots, roadways and other facilities and features shall be located substantially as shown on the plot plan labeled Exhibit 'IC", except or unless indicated otherwise herei n.

plan will not be approved until the landscape and irrigation plans are approved by the Parks and Recreation Director. The landscape and irrigation plans will adhere to the following format:
a) Detailed permanent landscape plan. The approv permanent landscaping shall be installed withi 45 days of the final completed grading.
b) Temporary irrigation system. The approved ten porary irrigation system shall be provided unc ''a" above within 45 days of the final complete grading.
c) Permanent irrigation system. The approved per. manent irrigation system shall be installed fo all landscaping under 'la'' above prior to occupancy permit issuance for any of the units
3) The applicant by written agreement and according to procedures set forth in the California Vehicle Code shall consent to enforcement of parking restriction on all private drives within the development.
4) Ornamental street lighting shall be provided for as required by Municipal Ordinance. The developer sha deposit cash in the amount necessary to energize sa street lights for an eighteen-month period after ca struction, to permit the incorporation of the sub- division into a maintenance district.
5) All public improvements shall be made in conformitJ with the City of Carlsbad's standards, the Subdivis Ordinance and other City standards, to the satisfac of the City Engineer, without cost to the City of Carlsbad and free of all liens and encumbrances. 6) Appplicant shall dedicate and improve "A" Street to City of Carlsbad's standards on the basis of a 54-f street section with a 34-foot curb-to-curb dimensio according to its alignment on the tentative map.
7) Prior to recordation of the final map, the applican or his successor in interest shall enter into a se- cured agreement guaranteeing payment of one-fourth of the cost of a future traffic signal at the inter section of Paseo del Norte and Camino de las Ondas prior to recordation of the final map.
