Less grading will occur than in previously approved phases, and major street systems are existing. That in view of the findings heretofore made and conside ing the applicable law, the decision of the Planning Con mission is to approve Case No. CT 76-4 subject to the following conditions: 1) The approval is granted for the land described in the application and attachments thereto, and as shown on the plot plan submitted, labeled Exhibit I' dated May 3, 1976, except as indicated herein. The final map shall be submitted for approval within 1E months from the date of final action by the City Council. The final map shall be in substantial conformance with the tentative map, Exhibit I'D''. 2) Street names shall be designated in accordance wit1 City Council Policy 20 and shall be approved by the Planning Director prior to approval of the final map. 3) All dwelling unit garages will be supplied with aul matic garage door openers. 4) All dwelling unit garages, when closed, shall be sc back from the interior edge of the sidewalk accord- to the following dimensions: a) Minimum 3 feet, maximum 7 feet; or b) 20 feet or more. 5) Parking will be restricted through CC&R's, red curl and signing along the side of the street accommoda. dwelling units. 6) If requested by the City Engineer, an amended tentl map shall be submitted for approval by the City Engineer prior to review of the final map to assurl compliance to all conditions of approval. 7) In order to provide for reasonable fire protection during the construction period, the subdivider sha maintain passable vehicular access to all building and adequate fire hydrants with required fire flow shall be installed as recommended by the Fire Depa ment. 8) Ornamental street lighting shall be provided for a required by Municipal Ordinance. No ease- ments shall be recorded prior to recordation of the final map unless approved by the City Engineer. 10) All public improvements shall be made in conformity with the City of Carlsbad Standards, the Subdivisio Ordinance and other City standards, to the satisfac of the City Engineer, without cost to the City of Carlsbad and free of all liens and encumbrances. I provement plans for water system shall meet the req ments of that service district. 11) Applicant shall dedicate and improve "A" Street to City of Carlsbad Standards on the basis of a 54-foo street section with a 34-foot curb-to-curb dimensio according to its alignment on the tentative map. 12) Applicant shall dedicate and guarantee the extensio of Camino de las Ondas northerly of Paseo del Norte within the subdivision boundary on the basis of a 34-foot half street section with a 10-foot parkway to the City of Carlsbad Standards. 13) Prior to recordation of the final map, the applican or his successor in interest shall enter into a se- cured agreement guaranteeing payment of % of the ca of a future traffic signal at the intersection of Paseo del Norte and Camino de las Ondas prior to recordation of the final map. 14) The design of private streets shall conform to the tentative map, and shall be approved by the City Engineer. Private street construction shall be in- spected and approved by the Public Works Inspector.
