The subject parcel is adequate in size and shape to accommodate the proposed use. NOW, THEREFORE, BE IT resolved by the Planning Commissi of the City of Carlsbad as follows: A) That the above recitations are true and correct. B) That in view of the findings heretofore made and considc the applicable law, the decision of the Planning Commis: is to APPROVE the Site Development Plan (SDP 77-11, SUI to the following conditions: 1. Approval is granted for a portion of SDP 77-1 Exhibit "I dated 3/23/78. Areas designated as "future" on said ex1 are specifically not approved, and new application amen( SDP 77-2 will be required to approve development of tho! sites. 2. A landscape and irrigation plan shall be approved by thc Planning Department prior to the issuance of building pl Said plans to include a landscape design for the center median of El Camino Real. 3. Parking areas shall be adequately screened from public and adjoining residential. 4. Roof mounted mechanical equipment shall be obscured fro view of adjoining streets and adjoining residential. 5. Complete half-street public improvements shall be provide along the entire Alga Road and El Camino Real frontage. Those shall include dedication and construction of a curl return at the intersection to provide a free right lane t be approved by the City Engineer. 12. The applicant shall execute a secured agreement to provic one fourth of the cost of a traffic signal, including channelization, at the intersection of Alga Road and El ( Real, or participate in the cost of traffic signals in accordance with the City Ordinance at the time building 1 are issued. 13. Dedication of Alga Road and El Camino Real shall include waiver of direct access rights except at the driveways o approved site development plan. 14. The median shall be constructed along the entire El Cami Real frontage. The median may be constructed in three p to ensure that all access points along El Camino Real sh right turn in-turn, turn out, excepting at Street A (bet the commercial area and the four-plex area). A fully activated traffic signal shall be constructed at the int section of Street "A" and ,El Camino Real in conjunction the construction of the commercial area. 15. Street lighting along El Camino Real shall be the Missic Bell type. 16. No building permits shall be issued until the Planning Director has approved the final site development plan. 17. This approval shall expire in one year from the date of approval if building permits are not issued within said year period. 18.
