RESOLUTION OF THE PLANNING COM.€?ISSION OF THE
APPROVAL OF A SITE PLAN AND SIGN FOR WESELOH CHEVROLET AS REQUIIiED BY SP-19, ON PROPERTY GENERALLY LOCATED ON THE SOUTHWEST CORNEF, OF CANNON ROAD AND PASEO DEL NORTE.

be heard, said Commission considered all factors relating tc
the Planning Commission Determination; and
NOW, THEREFORE, BE IT HEREBY RESOLVED by the Planning
Commission as follows:
A. That the above recitations are true and correct.

Findings
1) The proposed development as modified is consistent with the letter and intent of the General Plan Land Use designation of RRE and with SP-19.
2) This project is consistent with all applicable public facilities policies and ordinances because:
a. The applicant received sufficient sewer through thc
second phase allocation.
b. All on site and adjacent public improvements are existing or will be required as conditions of apprc
c. The applicant has agreed and is required by the
inclusion of an appropriate condition to pay a
public facilities fee. Performance of that contra1
and payment of the fee will enable this body to find that public facilities will be available concurrent with need as required by the General P1’
3) This project is exempt from environmental review accord to Section 19.04.080
4) Public safety would be impaired if a median cut were
allowed on Paseo Del Rorte and Cannon Road. Further, a
right turn in access from Cannon Road is needed to prov
efficient on and off site circulation for the property.
5) The proposed freestanding sign on Cannon Road does not
meet the intent and purpose of SF-19 and the Commissior:
has therefore added a condition limiting the height of
this sign to 6’. This sign, as conditioned, does meet
the intent and purpose of SP-19.
Conditions
, 1) Approval is granted for PCD-21 as shown on Planning
Commission Exhibit “A” dated 3/7/80, incorporated by
I reference and on file in the Planning Department.
~ Development shall occur substantially as shown unless otherwise noted in these conditions.
2) This approval is expressly conditioned on the payment by the applicant of a public facilities fee as require(
by City Council Policy No. 17, dated August 29, 1979, (
file with the City Clerk and incorporated herein by
reference, and according to the agreement executed by
the applicant for payment of said fee. A copy of that
agreement, dated 3/6/80, is on file with the City Clerk and incorporated herein by reference. If
said fee is not paid as promised, this application wil
not be consistent with the General Plan and the projec cannot proceed and this approval shall be void.
