SDP 80-1, TO EXPAND AN EXISTING LIGHT INDUSTRIAL FACILITY ON PROPERTY GENERALLY LOCATED ON THE EAST SIDE OF EL CAMINO REAL, NORTH OF PALOMAR AIRPORT ROAD. APPLICANT: BECKMAN INSTRUMENTS, INC. If said fee is paid as promised, this application will not be consisten with the General Plan and approval for this project shal be void. The applicant shall dedicate an easement for street purE 70 feet wide within the "panhandle" portion of the lot 2 72 feet wide along the western edge of the property fron northern property line south for a distance of 479 feet. The applicant shall offer for dedication an easement for street purposes 72 feet wide along the western edge of t property from the southern boundary north a distance of feet.. The deeds for these easements shall be recorded 1 to the issuance of building permits and the dedication s be free of any liens or encumbrances. If the applicant is able to secure as part of this dedic land immediately west of the west property line, such dedication may be included in the required 72 foot widtl the south leg of the intersection and the dedication fo~ north leg may be reduced by the amount provided west of property line up to a maximum of 36 feet. The applicant shall construct such improvements in the "panhandle" as are necessary to provide a southern half of 42 feet acceptable to the City Engineer. These imprc ments shall be constructed prior to the occupancy of thc proposed addition. Plans for the street improvements shall be submitted to City Engineer for approval and bonds posted prior to thi issuance of a building permit. Street trees of a variety approved by the Parks and Rec Director shall be installed to city specifications at 4 foot intervals along all public street frontages or as otherwise approved by the Planning Director. The applicant shall prepare a detailed landscape and irrigation plan which shall be submitted to and approve by the Planning Department prior to approval of the fin Site Development Plan. In order to provide for fire protection during the construction period, the applicant shall maintain passa vehicular access to all buildings.
