A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CARLSBAD, CALIFORNIA, FINDING THAT
ACQUISITION OF CERTAIN PROPERTY WITHIN THE CITY FOR STORAGE AND REPAIR OF CITY MACHINERY
IS CONSISTENT WITH THE GENERAL PLAN
WHEREAS, California Government Code 65402 and Carlsbad
Municipal Code 2.24.065 require that the Planning Commission r
acquisition with the city's adopted General Plan; and
WHEREAS, the city intends to acquire the property describ
herein for storage and repair of city machinery; and
WHEREAS, the Planning Commission has been presented with
staff report concerning the project;
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission
the City of Carlsbad, California, as follows:
1. That the foregoing recitations are true and correct.
2. That based on the evidence presented in the staff reF
and during the July 23, 1980, meeting of this Commission, the
Planning Commission finds the location, purpose, and extent of
acquisition of the real property generally described in Exhibi
attached hereto and made a part hereof, to be in conformity wi
the city's adopted General Plan.
PASSED, APPROVED AND ADOPTED at a regular meeting of the
Planning Commission of the City of Carlsbad, California, held
the 23rd day of July, 1980, by the following vote, to wit:
AYES: Schick, Larson, Friestedt, , Leeds, and Jose

PROJECT DATA
AGENCY: City of Carlsbad
PROJECT: Purchase of Property on Tyler Street
This project is the proposed purchase of 1.01 acres located
at 3505 Tyler Street. A 9,000 square foot building exists on site and was previously used by United Parcel. The city wishes to acquire the land and building for storage and
repair of city machinery.
BUDGET: Approximately $300,000
CONSISTENCY WITB GENERAL PLAN
The property is shown as regional service commercial on the General Plan. The Land Use Element of the General Plan describes the regional service commercial as:
"Commerical areas providing repair and consumer services
to residential areas and to other business establishments
These areas often appear to be industrial in nature.
The regional service sub-group includes service contract0 (plumbing, heating, air-conditioning, electrical, housing'repairs and maintenance), laundries and dry- cleaning plants, frozen food storage and custom food processing, major household and commercial appliance repair and major automobile and truck overhaul or body
repair. Many of these activities are compatible with business activities of a less intense nature, and are often accessory to retail sales activity, such as a
service department of an appliance store.
These establishments have low patronage and offer a large site requirement. They should be separated from residential areas by physical barriers and by a proper orientation and spacing of structures and storage
yards. Appropriate locations are along a major arterial
or near the intersection of arterial streets."
The proposed use of the Tyler Street property is compatible
with the uses allowed under this category. If used as
storage and for maintenance and repairs, the patronage would
be low. The new use as described should create activities
of minimal difference compared to previous activities.
The site is bounded on the north and south by residences, on
the west by the AT&SF Railroad and right-of-way and on the east by Tyler STreet with residences across the street. The site is separated on three sides by the parking lot and
storage yards. The fourth side is separated from the adjoinin
residence by a fence. The site is seven blocks from both
the intersection of 1-5 and Elm and Carlsbad Boulevard and Elm.
