APPLICANT: HENRY WORLEY CASE NO: CT 80-33 WHEREAS, a verified application for certain property tc wit: Lot 16 of Carlsbad Tract 73-49, Unit No. 2, according to Map No. 8418, filed on November 19, 1976, County of San Diego has been filed with the City of Carlsbad, and referred to tl Planning Commission; and WHEREAS, said verified application constitutes a reque: provided by Title 21 of the Carlsbad Municipal Code; and WHEREAS, the Planning Commission did, on the 24th day c September, 1980, hold a duly noticed public hearing as presc by law to consider said request; and WHEREAS, at said public hearing, upon hearing and consj all testimony and arguments, if any, of all persons desiring be heard, said Commission considered all factors relating to ~ Tentative Tract Map. NOW, THEREFORE, BE IT HEREBY RESOLVED by the Planning I ~ Commission as follows: ~ A) That the above recitations are true and correct. B) That based on the evidence presented at the public hear I the Commission recommends APPROVAL of CT 80-33, based o the following findings and subject to the following con Findings: 1) The proposed tentative map is consistent with the city' General Plan since it is located within an area designa for industrial development by the Land Use Element of t General Plan. In additio adequate fire hydrants with required fire flows shall be installed on and off site as required by the Fire Department. The location of access driveways to all lo shall be reviewed and approved by the Fire Department p to final map approval. 10 13) The developer shall receive the approval of the City Engineer for a site grading plan and obtain a grading 11 permit prior to issuance of building permits. 12 13 14 15 16 17 18 14) Grading shall occur in accordance with an approved grading and erosion control plan, city standards, and an approved soils and geologic investigation report which shall include slope stability calculations and construction specifications. All exposed slopes shall be hydromulched or otherwise stabilized immediately upon completion of grading subject to the approval of the City Engineer. 15) Drainage improvements shall be constructed in accordanc with an approved plan, and the work shall be coordinate with the overall plan for grading to the satisfaction of the City Engineer. 19 116) The applicant shall comply with all regulations and req of the Costa Real Municipal Water District within whick 20 property is located. 21 17) If the city adopts a policy and standards relating to h water reclamation prior to the issuance of a building F to accommodate water reclamation on the property pursus 22 for the first unit, the applicant shall install improve 23 to said policy and standards. 24 25 26 27 28 18) The applicant shall agree to participate in the funding a study to be performed by Caltrans to determine the feasibility of widening the Palomar Airport Road bridge Interstate 5.
