HomeMy WebLinkAbout1981-04-22; Planning Commission; Resolution 1787e e 1 2 3 4 5 6 PLANNING COMMISSION RESOLUTION NO. 1787 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, RECOMMENDING APPROVAL FOR AN 80 UNIT TENTATIVE TRACT MAP AND CONDOMINIUM CONVERSION ON PROPERTY GENERALLY LOCATED ON THE EAST SIDE OF EL CAMINO REAL SOUTH OF SWALLOW LANE. APPLICANT : MOLA DEVELOPMENT CORPORATION CASE NO: CT 81-3/CP-149 WHEREAS, a verified application for certain property 7 to, wit: II 8 9 A portion of the west half of the northeast quarter of Section 26, Township 12 South, Range 4 west, San Bern? The applicant shall give notice of the conversion to all tc as required by the Subdivision Map Act and the Carlsbad Mur Code. 4) The applicant shall pay park-in-lieu fees to the city prio~ the approval of the final map as required by Chapter 20.44 Carlsbad Municipal Code. Planning Department 5) The applicant shall prepare a reproducible mylar of the fir condominium site plan incorporating the conditions containt herein. Said site plan shall be submitted to and approved Planning Director prior to final map approval. Saic CC&R's shall be submitted to and approved by the Planning Department prior to final map approval. Any future amendmt ! the CC&R's shall be approved by the Planning Director. 8) Any signs proposed for this development shall be designed : conformance with the city's Sign Ordinance and shall requil review and approval of the Planning Department prior to installation of such signs. 9) All landscaped areas shall be maintained in a healthy and thriving condition, free from weeds, trash, and debris. 10) Trash receptacle areas shall be enclosed by a 6 foot high I wall with gates pursuant to city standards. Location of si receptacles shall be approved by the Planning Director. 11) All roof appurtenances, including air conditioners, shall 3 architecturally integrated and shielded from view and the t buffered from adjacent properties and streets to the satis: of the Planning Department and Building Director. The grading for this project is defined as "regular gradir Section 11.06.170(a) of the Carlsbad Municipal Code. The developer shall submit a grading plan for approval which I include all required drainage structures and any required erosion control measures.
