A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, RECOMMENDING APPROVAL OF A TENTATIVE SUBDIVISION MAP AND CONDOMINIUM PERMIT ON PROPERTY GENERALLY LOCATED
ON THE NORTHWEST CORNER OF ALICANTE ROAD, ALTISMA
WAY AND SOUTH OF CARINGA WAY
APPLICANT: CARINGA INVESTMENTS
CASE NO: CT 81-21/CP-167
WHEREAS, a verified application for certain property, to
wit:
Lots 229, 230, 231 and 232, La Costa Valley Unit No. 5 in the City of Carlsbad, according to the Map thereof No. 673
filed in the office of the County Recorder of San Diego
County on September 9, 1970.

WHEREAS, said verified application constitutes a request a 13

General Conditions
1) Approval is granted for CT 81-21/CP-167, as shown on Exhib
"A - D", dated July 27, 1981, incorporated by reference an on file in the Planning Department. Development shall occ substantially as shown unless otherwise noted in these con t ions.
2) This project is approved upon the express condition that t
final map shall not be approved unless the City Council fi as of the time of such approval that sewer service is avai able to serve the subdivision.
3) This project is approved upon the express condition that building permits will not be issued for development of the subject property unless the City Engineer determines that sewer facilities are available at the time of application such sewer permits and will continue to be available until time of occupancy. This note shall be placed on the final map.

16) The grading for this project is defined as "controlled gre ing" by Section 11.06,170(a) of the Carlsbad Municipal Cod Grading shall be performed under the observation of a civj engineer whose responsibility it shall be to coordinate sj inspection and testing to insure compliance of the work wj the approved grading plan, submit required reports to the
City Engineer and verify compliance with Chapter 11.06 of
Carlsbad Municipal Code.
17) Prior to the issuance of a grading permit, the haul route shall be submitted for review and shall be approved by thc City Engineer. A separate grading plan shall be submittec and approved and a separate grading permit issued for the borrow or disposal site if located within the city limits

gravel bags or a fabric system). This system as well as
soaking the soil during the grading operation shall reduce
the nuisance silt and control dust on public streets.
19) All slopes shall be no steeper than 2 horizontal to one ve
tical.
20) Upon completion of grading, the developer shall insure tha
an "as-graded" geologic plan shall be submitted to the Cit Engineer. The plan shall clearly show all the geology as exposed by the grading operation, all geologic corrective measures as actually constructed and must be based on a co tour map which represents both the pre and post site gradi This plan shall be signed by both the soils engineer and t engineering geologist. The plan shall be prepared on a my or similar drafting film and shall become a permanent record.
21) Additional drainage easements and drainage structures shal
be provided or installed as may be required by the County
Department of Sanitation and Flood Control or the City Eng
neer.
22) The developer shall install street lights along all public and private street frontages in conformance with City of Carlsbad Standards.
23) The developer shall install street trees at the equivalent
40-foot intervals along all public street frontages in cor formance with City of Carlsbad Standards. The trees shall of a variety selected from the approved Street Tree List.
24) The developer shall install sidewalks along all public str frontages in conformance with City of Carlsbad Standards prior to occupancy of any buildings.
25) The developer shall install a wheelchair ramp at the publj street corner abutting the subdivision in conformance wit1 City of Carlsbad Standards prior to occupancy of any built ings.
26) The developer shall comply with all the rules, regulation: and design requirements of the respective sewer and water agencies regarding services to the project.
27) All private streets and drainage systems shall be maintail by the homeowner's association in perpetuity. This respot
bility shall be clearly stated in the CC&R's.
28) All concrete terrace drains shall be maintained by the hor owner's association (if on commonly owned property) or tht
individual property owner (if on an individually owned loi in perpetuity. An appropriately worded statement clearly identifying the responsibility shall be placed in the

Fire Department Conditions
29) Additional public fire hydrants are required.
30) Submit two (2) copies of a site plan showing locations of

Planning Commission of the City of Carlsbad, California, held
the 12th day of August, 1981, by the following vote, to wit:
