Prior to the issuance of a building permit for any unit any phase of this subdivision the developer must provide two separate access roads into and out the subdivision s to the approval of the City Engineer. Prior to the approval of a final map over phase four of tentative map, the developer shall provide an alternate roadway outlet from the west end of Street 'A' to Collec Boulevard. The specific alignment and design of this secondary access road shall be in accordance with city standards and shall be to the satisfaction of the City Engineer. Should the City Engineer deem it necessary tc signalize this proposed College Avenue intersection, the developer shall enter into a secured agreement with the for the construction of 1/4 the cost of the traffic sign The design of 'A' street from Cannon Road to 'B' street include provision for a raised median designed in accord with city standards and to the satisfaction of the City Engineer. The developer shall enter into a desiltation maintenance agreement and submit a maintenance bond satisfactory to the City Engineer prior to the approval final map for this project. The provisions of this agreement shall apply to any off-site borrow sites which may be utilized in the construction o project as required by the City Engineer. This treatment shall be performed. immediately after the rough grading operation is complet 65) Prior to approval of any final maps for this project the applicant's landscape architect shall submit a plan for planting and maintenance of all common slope areas.
