A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CARLSBAD, CALIFORNIA, APPROVING A 5 LOT (4 BUILDABLE LOTS) TENTATIVE TRACT MAP AND
PLANNED UNIT DEVELOPMENT ON PROPERTY LOCATED ON
THE SOUTH SIDE OF EL FUERTE STREET, 140 FEET WEST OF CACATUA STREET. APPLICANT: HAMSAYEH/ARDESHIRI

8) The applicant shall establish a homeowner's association a
corresponding covenants, conditions and restrictions. Sa CC&R's shall be submitted to and approved by the Planning Department prior to final map approval.
9) The applicant shall prepare a detailed landscape and irri
plan which shall be submitted to and approved by the Plan
Director prior to the issuance of grading permit.
10) No lot in this subdivision may be further subdivided. Th
note shall be placed on the final map.
11) No buildings or structures shall be placed on the common
space lot except for recreational facilities as approved
the Planning Director.
12) Prior to the issuance of a building permit for an individ lot, a building and elevation plan shall be reviewed and
approved by the Planning Commission. This note shall be
placed on the final map.
Engineering Department
13) The 1-1/2:1 slope across from Lot 2 shall transition into
