APPLICANT : MANDANA CORPORATION CASE NO: CT 83-9 6 7 8 9 WHEREAS, a verified application for certain propert wit: A portion of Lot ‘IB” of Rancho Agua Hedionda, Count San Diego, per Map No. 523, filed November 16, 1896 has been filed with the city of Carlsbad, and referred to tk IO 11 12 13 14 15 16 17 18 19 20 21 Commission as follows: 22 A) That the above recitations are true and correct. 23 B) That based on the evidence presented at the public hea: the Commission recommends APPROVAL of CT 83-9, based 01 following findings and subject to the following condit: 24 25 26 27 Planning Commission; and WHEREAS, said verified application constitutes a re as provided by Title 21 of the Carlsbad Municipal Code; anc WHEREAS, The Planning Commission did, on the 25th c May, 1983, hold a duly noticed public hearing as prescribed to consider said request; and WHEREAS, at said public hearing, upon hearing and considering all testimony and arguments, if any, of all perr desiring to be heard, said Commission considered all factor! relating to the Tentative Tract Map. Prior to occupancy t improvements shall be installed and accepted by the Cit Carlsbad. 8 34) Prior to final map approval, the applicant shall provic for adequate access to the Hagaman property subject to 9 approval of the City Engineer, 10 Fire Department II 11 12 13 14 15 16 17 18 19 20 35) Additional public and/or onsite fire hydrants shall be required if deemed necessary by the Fire Marshall. 36) The applicant shall submit two (2) copies of a site plz showing locations of existing and proposed fire hydrant and onsite roads and drives subject to the approval of Fire Marshall. 37) An all weather access road shall be maintained throughc construction. 38) All required fire hydrants, water mains and appurtenanc shall be operational prior to combustible building materials being located on the project site. 39) Fire retardant roofs shall be required on all structure 40) Brush clearance shall be maintained within a minimum distance of 30 feet to each residence. ~ 21 41) All fire alarm systems, fire hydrants, extinguishing systems, automatic sprinklers, and other systems pertir for approval prior to construction, 22 to the project shall be submitted to the Fire Departmen 23 24 25 26 42) If, at the time building permits are applied for, the emergency fire response time to the project exceeds fi\ minutes, all structures shall be sprinklered to the satisfaction of the Fire Marshall.
