A RESOLUTION OF THE PLANNING COMMISSION OF THE CITlj!
CARLSBAD, CALIFORNIA, APPROVING A PLANNING COMMISSI
DETERMINATION TO INCREASE THE ALLOWABLE DENSITY FOF
APARTMENT PROJECT FROM 10 DU'S/ACRE TO 19.29 DU'S/J
PROPERTY GENERALLY LOCATED AT 475 CHESTNUT STREET.

WHEREAS, a verified application for certain propert
wit:
A portion of Block D, Tract 107, of the amended may:
Town of Carlsbad, Map 775, recorded March 3, 1891,
has been filed with the City of Carlsbad and referred to the
Planning Commission; and
WHEREAS, said verified application constitutes a re
as provided by Title 21 of the Carlsbad Municipal Code; and
WHEREAS, the Planning Commission did, on the 22nd d
February, 1984, consider said request; and
WHEREAS, at said hearing, upon hearing and consider
testimony and arguments, if any, of all persons desiring to
heard, said Commission considered all factors relating to th
Planning Commission Determination; and
NOW, THEREFORE, BE IT HEREBY RESOLVED by the Planni
Commission as follows:
A) That the foregoing recitations are true and correct.
B) That based on the evidence presented at the public hear
the Commission APPROVES PCD-54, based on the following
findings and subject to the following conditions:

approval will no longer be valid. Prior to occupancy, foot vacation shall be entirely landscaped.
14) The developer shall obtain a grading permit prior to tf
commencement of any clearing or grading of the site.
15) No grading shall occur outside the limits of the subdir unless .a letter of permission is obtained from the own(
