Findings:
1) The proposed zone change is consistent with the City's Gener Plan since the RD-M 6.5-4 zone is consistent with and implements the Residential Medium Density land use designati proposed for the site, as discussed in the staff report.
2) The proposed zone change is consistent and compatible with surrounding residential land uses and zoning because it woul limit the ultimate development intensity on the property to maximum of 6.5 du/ac. Since the property has -8 of an acre which can be used for density credit, the maximum number of dwelling units allowed would be five.
3) This action will not cause any significant environmental impacts and a' Negative Declaration has been issued by the Planning Director on December 14, 1985, and recommended for approval by the Planning Commission on January 8, 1986.
Condition:
1) Approval is granted for ZC-337 as shown on Exhibit "B" dated January 8, 1986, attached and incorporated herein.
