A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, DENYING A REQUEST FOR A HILLSIDE DEVELOPMENT PERMIT ON PROPERTY GENERALLY LOCATED EAST OF PARK DRIVE, SOUTH OF
CALAVO COURT, AND WEST OF PROPOSED SUNNYHILL
DRIVE. APPLICANT: VON PACKARD

has been filed with the City of Carlsbad and referred to the
Planning Commission; and
12 WHEREAS, said verified application constitutes a request

a. The proposed project does not attempt to fit the
existing topography, but attempts to massively alter the site to fit a flat pad product type onto a steep hillside.
b- The proposed Slopes on top of up to 22 feet high retaining walls will create an adverse visual impact on adjacent residences in the vicinity of Agua Hedionda Lagoon.
c. Contour grading has not been utilized to provide a variety of both slope percentage and slope direction.
d. The proposed dwelling unit has not been sufficiently setback from the adjoining downhill slope so that the visual impact on the surrounding neighborhood is
eliminated or significantly reduced.
PASSED, APPROVED, AND ADOPTED at a regular meeting of
the Planning Commission of the City of Carlsbad, California, held
on the 16th day of December, 1987, by the following vote, to
wit:
AYES : Chairperson Marcus, Commissioners: McBane, Hall, McFadden, Holmes & Schlehuber.
