B) That based on the evidence presented at the public hearing, the Cc 21 APPROVES CUP 87/PCD/GPC 88-1, based on the following findings anc to the following conditions: 22 23 24 25 26 27 Findinqs: 1. The Proposed Temporary Fire Station is necessary or desirable 1 the development of the community to meet adopted Fire Servic Standards, is essentially in harmony with the various elements i objectives of the General Plan by providing adequate buffers supervise land uses, and is not detrimental to existing uses or uses specifically permitted in the zone in which the proposed I is to be located since a majority of the surrounding area is vaci and the Fire Station will only be temporary. 28 0 0 1 2 3 4 5 6 7 8 2. The 3/4 acre site for the Temporary Fire Station is adequate size and shape to accommodate this use. 3. All of the yards, setbacks, walls, fences, landscaping, open spa buffers and other features necessary to adjust the temporary Fi station to existing, vacant or permitted future residential us in the neighborhood are provided and maintained. 4. The street system of Levante Street to La Costa Avenue to Ranc Santa Fe Road which serves the Temporary Fire Station is adequa to properly hand1 e all traffic generated by the proposed Tempora Fire Station. 5, All necessary public improvements have been provided or will be as conditions of approval. g Conditions : 10 1.
