The proposed commercial development as amended is consistent with tl Commercial designation as indicated in the Combination District on the Lanc of the General Plan. 2. The project is consistent with Master Plan MP-177 because the uses , permitted in MP-177. 3. The project is consistent with all City public facility policies and ordinance, a) The Planning Commission has, by inclusion of an appropriate con( project, ensured building permits will not be issued for the project u: Engineer determines that sewer service is available, and building within the project unless sewer service remains available, and Commission is satisfied that the requirements of the Public Facilitif the General Plan have been met insofar as they apply to sewer se project. b) School fees will be paid to ensure the availability of school fac: Carlsbad School District. The owner of the subject property shall execute a hold harmless agreemel drainage across the adjacent property prior to the approval of any grading permit for this project. 75. Runoff from this project is conveyed to environmentaUy sensitive areas. TIM shall provide adequate means of eliminating grease and oils from draina discharge.
