PLANNING COMMISSION RESOLUTION NO. 3010
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CARLSE
CALIFORNIA, APPROVING A FIVE LOT TENTATIVE TRACT MAP ON PROPE
GENERALLY LOCATED ON THE NORTH SIDE OF UNICORN10 STR
BETWEEN CACATUA STREET AND EL FUERTE.
CASE NAME: LOS CUATROS
CASE NO.: CT 89-34
WHEREAS, a verified application for certain property to wit:
Lot 522 of La Costa Meadows Unit No. 3, in the County of San Diego, Sta
California, according to map thereof No. 7076, filed in the office of the Ca
Recorder of San Diego County, October 6, 1971,
has been filed with the City of Carlsbad and referred to the Planning Commission
WHEREAS, said verified application constitutes a request as provided by Ti
Carlsbad Municipal Code; and
WHEREAS, the Planning Commission did, on the 18th day of April, 1990,
noticed public hearing as prescribed by law to consider said request; and
WHEREAS, at said public hearing, upon hearing and considering all te:
arguments, if any, of all persons desiring to be heard, said Commission considere
relating to the Tentative Tract Map.
NOW, THEREFORE, BE IT HEREBY RESOLVED by the Planning Commissio
A) That the above recitations are true and correct.
B) That based on the evidence presented at the public hearing, the Commissio:
CT 89-34, based on the following findings and subject to the following cc

1. The project is consistent with the City‘s General Plan since the proposed (
du’s/acre is within the density range of 8 - 15 du’s/acre specified for the sit(
on the Land Use Element of the General Plan, and is at or below the gr
point of 11.5.

3. The Planning Commission has, by inclusion of an appropriate condition to 1
ensured that the final map will not be approved unless the City Council fin&

3. This project is approved upon the express condition that building permits
issued for development of the subject property unless the City Engineer dete
sewer facilities are available at the time of application for such sewer perm

4. This project is also approved under the express condition that the applic

7. Water shall be provided by the Vallecitos Water District.
8. This project shall comply with all conditions and mitigation measures w'
required as part of the Zone 6 Local Facilities Management Plan and any
made to that Plan prior to the issuance of building permits.
9. If any condition for construction of any public improvements or facilities, or
of any fees in lieu thereof, imposed by this approval or imposed by law 01

23. The grading for this project is defined as "controlled grading" by Section 1
of the Carlsbad Municipal Code. Grading shall be performed under the ob;
a civil engineer whose responsibility it shall be to coordinate site inspection
to ensure compliance of the work with the approved grading plan, subn
reports to the City Engineer and verify compliance with Chapter 11.06 of t
Municipal Code.

34. All private streets, street lights, sewers, storm drains, sidewalks and conc
