CALIFORNIA, APPROVING A TENTATIVE TRACT FOR A SIX CONDOMINIUM ON PROPERTY GENERALLY LOCATED SOUTH OF ALGA 1 AND WEST OF SANTA ISABEL STREET. CASE NAME: MASADER I1 CASE NO: CT 89-31 WHEREAS, a verified application for certain property to wit: Lot 410 La Costa Meadows Unit No. 2, in the City of Carlsbad, County o Diego, State of California, according to the map thereof No. 6905, filed j office of the County Recorder of San Diego County, April 21, 1971; has been filed with the City of Carlsbad and referred to the Planning Commissio WHEREAS, said verified application constitutes a request as provided by T Carlsbad Municipal Code; and WHEREAS, the Planning Commission did, on the 6th day of June, 1990, of June, 1990, and the 9th day of July, 1990, hold a duly noticed public hearing by law to consider said request; and WHEREAS, at said public hearing, upon hearing and considering all tc arguments, if any, of all persons desiring to be heard, said Commission consider1 relating to the Tentative Tract Map and Planned Unit Development. Approval of CT 89-31 is granted subject to the approval of PUD 89-15. 13. The developer shall install street trees at the equivalent of 40-foot interv public street frontages in conformance with City of Carlsbad standards. The applicant shall pay a landscape plan check and inspection fee as requirc 20.08.050 of the Carlsbad Municipal Code. 26. Any signs proposed for this development shall at a minimum be designed in with the City's Sign Ordinance and shall require review and approval of Director prior to installation of such signs. 29. Building identification and/or addresses shall be placed on all new and exist so as to be plainly visible from the street or access road; color of identific addresses shall contrast to their background color. 30. The developer shall display a current Zoning and Land Use Map in the sale times, or suitable alternative to the satisfaction of the Planning Director. 31. All sales maps that are distributed or made available to the public shall inc be limited to trails, future and existing schools, parks, and streets. Prior to issuance of a grading or building pennit, whichever comes first, 2 shall be prepared and submitted to the City of Carlsbad. If the soils report presence of potential fossil bearing material then a standard two phased pro in the Planning Department, shall be undertaken to avoid possible significa1 paleontological resources under the direction of the Planning Department. 33. This project has been reviewed for conformancy with the grading ordinan' to be a project for which a grading pennits is required. Prior to any bui being issued for the site a grading plan in conformance with City Standard; must be completed to the satisfaction of the City Engineer. The developer shall obtain a grading permit prior to the commencement oj or grading of the site. 40. The grading for this project is defined as "controlled grading" by Section 1 the Carlsbad Municipal Code. Grading shall be performed under the obs civil engineer whose responsibility it shall be to coordinate site inspectio to ensure compliance of the work with the approved grading plan, sul reports to the City Engineer and verify compliance with Chapter 11.06 of Municipal Code. 41. Approval of this tentative tract map shall expire twenty-four (24) months f of Planning Commission approval unless a final map is recorded. An extel requested by the applicant. Brush clearance shall be maintained according to the specifications containc of Carlsbad Landscape Guidelines Manual. 61. All fire alarm systems, fire hydrants, extinguishing systems, automatic sp other systems pertinent to the project shall be submitted to the Fire De approval prior to construction. 62.
