Fitldills:
1. That approval of the Zone Change would be premature pending an area wide
study for a General Plan Amendment and Zone Change.
2. That the requested Zone Change is inconsistent with the Council direction tc
maintain the general area south of Chinquapin Avenue and west of the AT&SE
Railroad as R-1 as accepted in the North Beach Pla.nning/Traffic Study.
3. That approval of the requested Zone Change will encourage developmen
incompatible with the existing land uses.
4. That the existing streets are in violation of the City of Carlsbad cul-de-sac policy
5. That an increase in development potential for the area south of Tamarack Avenut
and west of the Santa Fe Railroad will be detrimental to the health, safety an(
welfare of the residents of that area.
