SDP 92-07 TO ALLOW A SECOND GENERALLY LOCATED AT 3083-3085 OCEAN STREET CASE NO: SDP 92-07 WHEREAS, a veYified application has been filed with the City of Carlsbad : referred to the Planning Commission; and WHEREAS, said verified application constitutes a request as provided by T 21 of the Carlsbad Municipal Code; and WHEREAS, pursuant to the provisions of the Municipal Code, the Plann Commission did, on the 6th day of January, 1993, consider said request on propc described as: Units 1 and 2 of Parcel Map 14485, City of Carlsbad, recorded December 12, 1986 by the County Recorder of San Diego county. WHEREAS, at said public hearing, upon hearing and considering all testimc 18 19 factors relating to SDP 92-07. and arguments, 8' any, of all persons desiring to be heard, said Commission considered 2o I NOW, THEREFORE, BE IT HEREBY RESOLVED by the Planning Commiss 21 22 23 24 25 26 27 of the City of Carlsbad as follows: A) That the foregoing recitations are true and correct. The project is consistent with the intent of the Beach Area Overlay Zone to ensure that development is compatible with surrounding developments and provide5 adequate parking as required by the Planned Development Ordinance. Surrounding developments include garage and deck additions which are similar in design anc observe similar setbacks, and the garage addition providing two covered spaces wil bring the project into conformance with the current parking standard. 6 2. 7 8 9 10 11 12 13 3. 4. The project is consistent with the City's General Plan since the proposed density o du'dacre is &thin the density range of 15-23 du's/acre specified for the site a! indicated on the Land Use Element of the General Plan, and is at or below tht growth control point of 19. The two-car garage and deck additions are properly related to the site and will no be detrimental to existing surrounding development since front setbacks have beer reduced to less than 5' in the majority of developments located seaward of Ocear Street south of Carlsbad Village Drive due to steep topography and additiona structural setback requirements which limit automobile access and reduce thc buildable area to the eastern half of the lot.
