A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CARLSBAD, CALIFORNIA, APPROVING SITE
TWO CAR GARAGE AND BALCONY DECK ON PROPERTY
CASE NAME: SHULTZ/LESLIE ADDITION
DEVELOPMENT PLAN NO. SDP 92-07 TO ALLOW A SECOND
GENERALLY LOCATED AT 3083-3085 OCEAN STREET
CASE NO: SDP 92-07
WHEREAS, a veYified application has been filed with the City of Carlsbad :
referred to the Planning Commission; and
WHEREAS, said verified application constitutes a request as provided by T
21 of the Carlsbad Municipal Code; and
WHEREAS, pursuant to the provisions of the Municipal Code, the Plann
Commission did, on the 6th day of January, 1993, consider said request on propc
described as:
Units 1 and 2 of Parcel Map 14485, City of Carlsbad, recorded

Findinns:
1. The project is consistent with the intent of the Beach Area Overlay Zone to ensure
that development is compatible with surrounding developments and provide5
adequate parking as required by the Planned Development Ordinance. Surrounding
developments include garage and deck additions which are similar in design anc
observe similar setbacks, and the garage addition providing two covered spaces wil
bring the project into conformance with the current parking standard.

The project is consistent with the City's General Plan since the proposed density o

The two-car garage and deck additions are properly related to the site and will no

Street south of Carlsbad Village Drive due to steep topography and additiona
structural setback requirements which limit automobile access and reduce thc
