YES YES NC big) (insig) . - - 2! - - - - I! 2 - - - 2 - - - -5- e 0 DISCUSSION OF ENVIRONMENTAL EVALUATION PHYSICALENVIRO~ fENT The project site has a varying degree of natural and disturbed vegetation and land form. Grad the generally flat topography will not have a substantial effect on geologic conditions or p features. Grading of the hillside on the west side of the creek is proposed within the limits Carlsbad Hillside Ordinance. Grading of the property in total may have an effect on down siltaarjon, Erosion or siltation of the downstream riparian corridor can be protected by erosion 1 measures required as part of the Grading Plan Permit issuance. No other physical impacts to the property are anticipated. BIOLOGICAL EWVIRONMENT No State or Federally listed or listing candidate species of plant or animal has been identified site. However, a good quality riparian corridor bisects the property. The corridor which is a sc of Buena Vista Creek warrants protection through preservation and buffering. If preservation be achieved then all disturbance to the creek should be fully mitigated through a revegetation p endorsed by the Department of Fish and Game. A lesser man-made stream bed will be disturbed at the north edge of the site and should prompt revegetation as mitigation. HUMANEWVIRONMENT Impacts to the human environment will be lim: -d to an increase in light and public views. Pol are proposed for the driving range which w ncrease substantially the levels of light wh currently present at the site, but, directing tt: fits toward the southwest and away from I Drive will eliminate the potential for glare. Ti. .esidential development at the top of the hill southwest will be minimally impacted by the directional lighting. Other lighting is limited to 1 lot and building lighting which is not anticipated to have substantial effects. Public views will be altered by replacing the natural vegetation with manicured ornamental vegc Also, a netting fence designed to catch golf balls will be installed at heights up to 50 feet. Thc impacts of the fencing is expected to be less than significant because the netting is dark and wi somewhat with the background of the hills.
