A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CARLSBAD, CALIFORNIA, APPROVING A HILLSIDE
DEVELOPMENT PERMIT ON PROPERTY GENERALLY
CASE NAME: ALDERESTATES
CASE NO: HDP 93-03
WHEREAS, a verified application for certain property to wit:
Lot 9 of Carlsbad Highlands Map No. 2647 being within the
City of Carlsbad, County of San Diego, State of California,
LOCATED AT 3800 ALDER AVENUE IN THE R-1-15 ZONE.
has been filed with the City of Carlsbad and referred to the Planning Commis:

2. The proposed development of three single family building pads to be s'

slopes or other undevelopable areas.
3. The project is consistent with the Hillside Development Ordinance
prohibiting manufactured slopes greater than 30' in height and excessh
volumes. The maximum slope height is 15' in height, and the propose
volume of 4,878 cubic yards per acre is within the acceptable range.
4. The project is consistent with the purpose, intent, and requirements of tl

Conditions:
1. Approval is granted for HDP 93-03, as shown on Exhibits "A" - "F", datec

5. All roof appurtenances, including air conditioners, shall be archil
integrated and concealed from view and the sound buffered from
properties and streets, in substance as provided in Building Department F
80-6, to the satisfaction of the Directors of Planning and Building.

6. The applicant shall prepare a detailed landscape and irrigation plan whicl
submitted to and approved by the Planning Director prior to the apI
grading or building plans, whichever occurs first.
7. Prior to Planning Director approval of the final landscape plan, the applic
propose a noninvasive ground cover species acceptable to the City's L;
Consultant for the manufactured slopes abutting 25%+ slopes.
8. In accordance with the Me110 I1 Local Coastal Program, grading activity
prohibited during the rainy season from October 1 to April 1 of each J
graded areas shall be landscaped prior to October 1 of each year with PC
landscaping to reduce erosion potential.
9. Prior to the issuance of a grading permit, an open space easement
recorded over the area of 25%+ slopes restricting further development,
exception of future El Camino Real road widening improvements.
10. HDP 93-03 is subject to all conditions imposed by Planning Commission Rc
3670, approving SUP 93-03 and conditions of approval imposed by
Engineer for Minor Subdivision MS 93-02.
11. Prior to the issuance of a grading permit, there shall be a Notice or Rr
placed on the Deed to this property subject to the satisfaction of the
Director notifymg all interested parties and successors in interest that th
