A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CARLSBAD, CALIFORNIA, APPROVES A SITE
DEVELOPMENT PLAN AMENDMENT TO DEVELOP 7.5
GENERALLY LOCATED AT THE SOUTHEAST CORNER OF
HIDDEN VALLEY ROAD AND PLUM TREE ROAD IN LOCAL
FACILITIES MANAGEMENT ZONE 20
CASE NAME: PARKSIDE

WHEREAS, Shea Homes Land Holdings LLC, “Developer”, has
verified application with the City of Carlsbad regarding property owned by Shea Hon
Holdings LLC, “Owner”, described as
ACRES INTO 48 SINGLE-FAMILY HOMES ON PROPERTY
Lot 141 of CT 92-02, City of Carlsbad, San Diego County, State of
California, according to Map No. 13378, filed in the office of the
County Recorder, December 9,1996
(“the Property”); and
WHEREAS, said verified application constitutes a request for a Site Devc
Plan Amendment as shown on Exhibit(s) “A” -“Z“ dated January 20, 1999, on fi
Planning Department, PARKDSIDE, SDP 92-06(C), as provided by Chapter 21.0(
21.53.120 of the Carlsbad Municipal Code; and
WHEREAS, the Planning Commission did, on the 20th day of Janua
and on the 17th day of February, 1999 hold a duly noticed public hearing as prescribe
to consider said request; and
WHEREAS, at said public hearing, upon hearing and considering all tt
and arguments, if any, of all persons desiring to be heard, said Commission considered a
relating to the Site Development Plan Amendment.

WHEREAS, on March 15,1994 the City Council approved SDP 924
October 1, 1996, the City Council approved SDP 92-06(A), as described and con&
Planning Commission Resolution No. 3979.
NOW, THEREFORE, BE IT HEREBY RESOLVED by the
Commission of the City of Carlsbad as follows:
A) That the foregoing recitations are true and correct.
B) That based on the evidence presented at the public hearing, the 1
Commission APPROVES PARKSIDE, SDP 92-06(C), based on the fc
findings and subject to the following conditions:
FindinFs:
1. That the requested use is properly related to the site, surroundings and envir
settings, is consistent with the various elements and objectives of the General 1

5. The Planning Commission has reviewed each of the exactions imposed on the I
contained in this resolution, and hereby finds, in this case, that the exactions arc
to mitigate impacts caused by or reasonably related to the project, and the extel
degree of the exaction is in rough proportionality to the impact caused by the pro

1. Staff is authorized and directed to make, or require Developer to make, all c(
and modifications to the Site Development Plan document(s) necessary to m
internally consistent and in conformity with final action on the project. Dev
shall occur substantially as shown in the approved Exhibits. Any proposed dev
different from this approval, shall require an amendment to this approval. SDP
entitled “Parkside” revises a portion of SDP 92-06(C), therefore, all other cc

2. Approval of SDP 92-06(C) is granted subject to the approval of CT 92-02(B),
03(B), and CDP 99-05. SDP 92-06(C) is subject to all findings and conditions (
in Planning Commission Resolutions No. 4456,4457, and 4486 for CT 92-02(
92-03(B), and CDP 99-05.
