CDP 99-05 TO DEVELOP 7.5 ACRES INTO 48 SINGLE-FAMILY HOMES ON PROPERTY GENERALLY LOCATED AT THE SOUTHEAST CORNER OF HIDDEN VALLEY ROAD AND PLUM TREE ROAD IN LOCAL FACILITIES MANAGEMENT ZONE 20 CASE NAME: PARKSIDE CASE NO.: CDP 99-05 WHEREAS, Shea Homes Land Holdings LLC, “Developer”, ha verified application with the City of Carlsbad regarding property owned Shea Hon Holdings LLC, “Owner”, described as Lot 141 of CT 92-02, City of Carlsbad, San Diego County, State of California, according to Map No. 13378, filed in the office of the County Recorder, December 9,1996 (“the Property”); and WHEREAS, said verified application constitutes a request for a Development Permit as shown on Exhibits “A” - “Z” dated January 20, 1999, on j Planning Department, PARKSIDE, CDP 99-05 as provided by Chapter 21.201.01 Carlsbad Municipal Code; and WHEREAS, the Planning Commission did, on the 17th day of Febru: hold a duly noticed public hearing as prescribed by law to consider said request; and WHEREAS, at said public hearing, upon hearing and considering all and arguments, if any, of all persons desiring to be heard, said Commission considered relating to the CDP 99-05. That the proposed development is in conformance with the Mello I1 segm Certified Local Coastal Program (LCP) and all applicable policies in development does not obstruct public views of significant coastal resourc agricultural activities, sensitive coastal resources, geologic instability ( access opportunities exist on or adjacent to the project site.
