2 AN ORDINANCE OF TE CITY OF CARLSBAD CWGING ZONE OF A PORTION OF LOT '$1'' RANCHO AGUA
FROM ZON€ E-2 TO ZONE R-1. 3 HEDIONDA, LYING WESTERLY OF ~UNNYHILL DRIVE

6 WEEAS, the City Planning Commission has recommended that
7 a portion of Lot t'It', Rancho Agua Hedionda, lying Westerly of
8 Sunnyhill Drive, in the City of Carlsbad, be changed from Zone E-2
9 to Zone R-1; and

12 be made,
13 NOW, THEREFORE, pursuant to Ordinance No. 9005, the City

WEREAS, the City Council of the City of Carlsbad finds
that public necessity and convenience require that such zone change

16 SECTION 1, That those lands described as:

Beginning at the Southerly terminus of the Westerly line of Sunnyhill D,rive in Carlsbad Highlands, according to Map thereof No, 2647 filed in the office of said County Recorder April 18, 1950; thence along said Westerly line North 17O 31' lot7 Nest 88.98 feet to the true point of beginning; thence continuing along the said Westerly line North 17O 31* 10" West 197,06 feet to the beginning of a tangent curve concave Easterly, having a radius of 2030 feet; thence Northerly along said Westerly line and along said curve, through an angle of 13O 42' lo1', 308,34 feet; thence North 8O 49t West 217,98 feet to the Southeasterly corner of Lot 35 of Carlsbad Highlands; thence South 81° 11' West along the Southerly line of said Lot 35, 228,50 feet: thence South 8O 49% East 217.98 feet to the beqin- ning-of a tangent curve concave Easterly, having a radius 28 of 2258,50 feet; thence Southerly along said curve through an angle of 5O 30' 50" a distance of 217,ll feet; thence 29 South 17O 31' 10'' East 300,98 feet; thence North 41O 09' 20" West 182,39 feet to the most Westerly corner of Birch

same shall be subject to all the privileges and restrictions and
uses prescribed in Zone R-1 as set forth in Ordinance No, 9005
of the City of Carlsbad,
5 SECTION 2, This Ordinance shall take effect and be in

3.2 First read at a regular meeting of the City Council of
