y, AN ORDINANCE OF THE CITY OF CARLSBAD AMENDING ORDINANCE NO. 9060 BY ADDING ARTICLE 9.5 TO CREATE AN R-W ZONE.
The City Council of the City of Carlsbad does ordain as

SECTION I. ORDINANCE NO. 9060 IS HEREBY AMENDED BY ADDING

SECTION 951: Building Height: No building shall exceed a height of 15 feet.
Section 952: Front Yard: Every lot shall have a front yard of not less than 10 feet in depth.
Section 953: Side Yard: Every lot shall have side yards as follow:
A. Interior lots shall have a side yard on each side of the lot of not less than 4 feet in width.
3. Corner lots and reversed corner lots shall have the follow- ing side yards:
1. On the side lot line which adjoins anot r lot, the side yard shall be the same as that required on an interior lot.
2. On the side street side the idth of the required side Yay( shall be 8 feet.
Section 954: Rear Yard: There shall be a rear yard of not less thi 8 feet in depth.

shall maintain a minimum side yard to the street line as required by khe front yard of the key lot. The distance between buildings used for human habitation and accessory buildings shall be 8 feet.
Section 956: Area Requirement: The minimum lot area shall be not less than 4,000 square feet.
Section 957: Lot Area Per Dwelling Unit: e minimum lot area per dwelling unit shall be not less than 800 square feet.
Section 958: Lot Width: Every lot shall have a width of not less than 40 feet at the rear line of the required front yard.
Section 959: Permissible Lot Coverage: All buildings, including accessory buildings and structures, shall not cover more than 75% of the area of the lot.
Section 960: Parking Requirement: Not withstanding anything to the contrary in any other ordinance relating to parking requirements, the parking requirement for the R-W Zone shall be one off-street parking space provided for each dwelling unit in the R-W Zone.
Section 961: Waterway Access: Mot less than 70 percent in number of the R-W zoned lots in any subdivision in an R-lna Zone shall have direct access to a naviga waterway. For each 20 lots or portion thereof without direct access to a navigable waterway, there shall be provided a boat launching facility within the subdivision on an R-W zoned lot which does have direct access to a navigable waterway. The area of such lot not utilized ,for the boat l’aunching facility shall be improved for parking and shall conform to the requirements of Section 1516 and Section 1518 of this Ordina . “Direct Access” for the purpose of this section shall mean that least 20 feet or one-half, whichever is the longer, of a side or ar lot line shall border upon such navigable waterway. “Navigable waterway“ for the purpose of this section means an ocean in1 or lagoon, or other arm of the sea, actually usable for boatin and any channel act usable for boating and docking facilities connecting with an oce inlet or lagoon or other arm of the sea.

First read at a regular meeting of the City Council of the City
of Carlsbad held on the 16th day of August, 1966, and finally passed
approved and adopted at a regular meeting of said Council held on
the 6th day of September , 1966, by the following vote, to wit
AYES: Councilmen Worthing, Neiswender, Atkinson, Dunne and
NOES: None.
