(Larwin, Inc.) The City Council of the City of Carlsbad, California, DOES RDAIN that a Master Plan for the hereinafter described real propert) e adopted in the following particulars: SECTION 1. PROPERTY DESCRIPTION. All that portion of Lot I'J" If Rancho Agua Hedionda, in the County of San Diego, State of Calif- brnia, according to partition map thereof No. 823, filed in the offic If the County Recorder of San Diego County on November 16, 1886, more 3mpletely described in application on file in the City Planning Offi SECTION 2. MASTER PLAN. The Master Plan, marked "Exhibit A", ttached hereto, entitled "Master Plan for Planned Community," is ubject to the following limitations and conditions: 1. Specific Plans of development shall be submitted on each hase of development as required by the Planned Community Ordinance 0. 9218. 2. The total number of units shall not exceed seven (7) dwell ng units per acre for 98.7 acres or a total of 691 units. 3. No grading permit shall be issued prior to approval of the -entative Map by the City. 4. An area fee for sewer purposes shall be paid for those Ireas to be annexed to the City (the amount is being calculated and dill be available prior to consideration of the specific plan). 5. The developer agrees to the payment of parks in lieu fees and also offers for dedication 17.1 acres of parks lands. 6. Recognizing the needs for future school facilities in the general area, the developer wishes to and shall deposit $56,000 with the City for the purchase of public lands. the use of said lands, the City and School -1 - When there is a need for District shall enter into 7. INTRODUCED AND FIRST READ at a regular meeting of the City Council of the City of Carlsbad, California, held on the 20th day of June, 1972, and thereafter PASSED AND ADOPTED at a regular meeting of said City Council on the 5th day 04 July, 1972, by the following 19 20 21 22 23 24 25 26 2'1 vote, to wit: AYES: Councilmen Dunne, McComas, Lewis, Chase and Frazee NOES: None.
