ORDINANCE NO. 9337
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF CARLSBAD ADOPTING SPECIFIC PLAN ON PROPERTY LOCATED 0 WESTERLY SIDE OF JEFFERSON STREET 0 E LAS FLORES DRIVE. (Bruce Far1 ey Corp. )
The City Council of the City of Carlsbad, California, DOES
ORDAIN that a Specific Plan for the hereinafter described real
property be adopted in the following particulars:
SECTION 1. PROPERTY DESCRIPTION: That portion of Tract 3
of Laguna Mesa Tract in the City of Carlsbad, County of San Diego,
State of California, according to Map thereof No. 1719, filed in
the Office of the County Recorder of said San Diego County, June
20, 1921; TOGETHER WITH a portion of the Southerwesterly half of
County Road Survey No. 135 (known as Carlsbad Road) as shown on
said Map No. 1719 as closed to vehicular traffic by the Board of
Supervisors of San Diego County on June 28, 1948; and filed in
Book 148, Page 50 of Supervisors Records, and more particularly
described in application on file in the City Clerk's Office.
SECTION 2. GENERAL CONDITIONS: The Specific Plan, entitle
Exhibit "A", attached hereto, is subject to the following con-
ditions and restrictions:
A. The development of the property described in Section 1
hereof shall be subject to the restrictions and limitations set
forth herein which are in addition to all requirements, limitation
and restrictions of all municipal ordinances and State and Federal
statutes now in force, or which hereinafter may be in force for th
purpose of preserving the residential characteristics of adjacent
properties.
B. All public improvements shall be made in conformity wit
the subdivision ordinance and other City standards to the satis-
faction of the City Engineer, without cost to the City of Carlsbad
and free of all liens and encumbrances.

SECTION 4. REQUIRED PUBLIC IMPROVEMENTS BEFORE ISSUAPJCE
OF BUILDING PERMIT. The following shall be granted to the City of
Carlsbad before any building permit will be issued for the develo
ment of the property described in Section 1 hereof:

A. All street improvements including water, sewer, under-
ground power and telephone, street tree planting, street lights,
storm drain and any other improvements deemed necessary by the
City Engineer shall be installed in conformance with City
Standards and indicated on an approved improvement plan prior to
the issuance of a building permit.
SECTION 5. AD ISTRATIOI\J AND ENFORCEMENT: The Building
Department shall not approve any building for occupancy until the
Planning Director has certified that all the conditions of this
Ordinance have been satisfied.
SECTION 6. EFFECTIVE DA : This Ordinance shall be
effective 30 days after its adoption.
City of Carlsbad shall certify to the adoption of this ordinance
and cause it to be published once in the Carlsbad Journal within
fifteen (15) days after its adoption.

Council of the City of Carlsbad, California, held on the 19th
