RECOMMENDED ACTION:
Both the Planning staff and Planning Commission recommend tha
this application be APPROVED and that the City Attorney be
directed to prepare ns APPROVING CT 82-23/CP-222, per
Planning Commission Resolution-TJo. m.
ITEM EXPLANATION:
This item is a 60-unit tentative tract map and condominiumfpc
on a 7.7 acre parcel located as described above. The project
overall density would be 7.8 dwelling units per acre which i: within the density range of 4-10 dwelling units per acre
designated on the site.
The project consists of 10 six-plex clusters containing town1
units. The individual units range in size from 1095 square :
to 1357 square feet.
The Planning Commission found that the project met all desigi
criteria and development standards of the Planned Developmeni
Ordinance. Also, the Planning Commission found that the
project's proposed density of 7.8 du's/acre could be justific
the amenities of the project.
Through staff review and Planning Commission hearing, all is on this matter have been satisfactorily rlesolved.
ENVIRONMENTAL REVIEW:
The Land Use Planning Manager has determined that this proje
will not cause any significant environmental impacts and,
therefore, has issued a Negative Declaration, dated December 1982, which was approved by the Planning Commission on DeceF
22, 1982. A copy of the environmental documents is on file
the Land Use Planning Office.
FISCAL IMPACTS:
The applicant will provide all required public improvements
the project. Also, the applicant has agreed to pay a public
facilities fee to offset the costs of providing all other pi
services.
