SUBJECT: STAFF REPORT regarding a request for a tentative
subdivision map approval of Richie Glen, also
to be known as Carlsbad Tract 71-3
APPLICANT: BEE CEE COMPANY
REPORT SUBMITTED BY: City Manager, Fire, Engineering, Planning,
and Building Departments
General Discussion
Subject tentative subdivision map is located on 2.47 acres on
Tamarack Avenue westerly of Highland Drive and will encompass nine
(9) lots.
The subject property will be developed as a conventional
R-l-7,500 9 lot subdivision, subject to subdivision standards set
forth by the State of California and City of Carlsbad.
The staff recommends approval of the subject tentative map
for the following reasons and subject to the following conditions.
Reasons;
1. The proposed subdivision is in keeping with the Carlsbad
General Plan.
2. The proposed subdivision will not be detrimental to the health,
welfare, or public safety.
3. The proposed subdivision is in the best interests of the
community.
Conditions:
1. That all improvements be installed as required by City ordi-
nance and the City Engineer.
2. That additional right-of-way for the widening of Tamarack
Avenue be dedicated to the City of Carlsbad as indicated on the
tentative map.
3. That all grading be done in accordance with requirements set
forth by the City Engineer.

4. That fire prevention and protection devices be installed
as required by the City of Carlsbad Fire Chief.
5. That the applicant conform with the City of Carlsbad
parks in lieu of dedication ordinance (Art. 7, Ord. 9060).
6. That the landscaping along the westerly side of Polly Lane
be subject to Planning Department review.
7. That the tentative map be developed in general conformance
with exhibit "A".

A RESOLUTION OF THE CARLSBAD CITY PLANNING COMMISSION
RECOMMENDING APPROVAL TO CITY COUNCIL OF TENTATIVE
MAP OF H. L. ANDERSON AND BEE CEE COMPANY, CARLSBAD
TRACT 71-3, RICHIE GLEN SUBDIVISION

WHEREAS, the Carlsbad City Planning Commission did receive on
September 14, 1971, a tentative map of Carlsbad Tract 71-3 sub-
mitted by BEE CEE COMPANY, developer, and H. L, ANDERSON, owner,
on property located on Tamarack Avenue, approximately 300 feet
westerly of Highland Drive, said property being a portion of
Tract 241, Thum Lands Map No. 1681, in the City of Carlsbad, County
of San Diego, State of California, also known as Parcel 39, Page
43, Book 205 of the Assessor's Map of San Diego County,
WHEREAS, the Planning Commission did consider the tentative
map as submitted, comprised of nine(9) lots;
WHEREAS, the Planning Commission did take into consideration
the reports of the various City agencies and utility companies;
NOW, THEREFORE, BE IT RESOLVED that the tentative map of the
H. L. ANDERSON and BEE CEE COMPANY be recommended for approval
to council for the following reasons, and subject to the following
conditions:
Reasons:
1. The proposed subdivision is in keeping with the Carlsbad Genera
Plan.
2. The proposed subdivision will not be detrimental to the health,

RESOLUTION NO. 1903
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF CARLSBAD, APPROVING THE TENTATIVE
MAP OF RICHIE GLEN SUBDIVISION.
WHEREAS, the Planning Commission of the City of Carlsbad on
the 14th day of September, 1971, recommended to the City Council
that the tentative map of Richie Glen Subdivision be approved; and
WHEREAS, the City Council of the City of Carlsbad on the
21st day of September, 1971, considered the recommendation of the
Planning Commission.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Carlsbad, that the City Council does hereby approve said tenta-
tive map of RICHIE GLEN, on property located on Tamarack Avenue,
approximately 300 feet westerly of Highland Drive, said property
being a portion of Tract 241, Thum Lands Map No. 1681, in the City
of Carlsbad, County of San Diego, State of California, also known
as Parcel 39, Page 43, Book 205 of the Assessor's Map of San Diego
