SUBJECT: STAFF REPORT regarding a request for tentative
map approval of a 14-unit one-lot condominium
to be considered by the Planning Commission on
October 26, 1971
APPLICANT: DIFCON, INCORPORATED
REPORT SUBMITTED BY: City Manager, Fire, Engineering, Building,
Planning,and Parks & Recreation Departments
General Discussion
The applicant desires tentative map approval so that he may
combine four lots into a one-lot, fourteen-unit condominium
project in an existing R-W zone.
The proposed project will be located on the westerly side of
Park Drive along the easterly side of the water channel.
The proposed three-story complex provides two parking spaces
per unit in a semi-submerged facility on the ground floor. The
two upper floors will contain seven units per floor, therefore
comprising the fourteen-unit condominium complex.
The remainder of the development outside of the fourteen
dwelling units would be owned in common by a home owner's
association and would contain driveways, recreation, and land-
scaping facilities.
Recommendations :
Staff recommends approval of the tentative map for the
following reasons and subject to the following conditions.
Reasons :
1. The proposed development will be compatible with the sur-
rounding properties.
2. The proposed development meets development criteria set in
Article 9.5- (R-W) Residential Waterway Zone, Section 950 of
Ordinance 9060, and satisfies the requirements of the City

of Carlsbad General Plan and the Housing Element.
Conditions of Approval :
1. That the proposed condominium shall be developed, generally,
in conformance with the tentative map labeled Exhibit "A".
2. That an architectural theme shall be developed as shown
on the applicant's rendering, Exhibit "B".
3. That a landscaping and sprinkler plan be submitted to the
Parks & Recreation Director for approval prior to the issuance
of a building perm it.
4. That the applicant shall comply with the City of Carlsbad
Ordinance 9190, "Dedication of Land for Parks or Fees in Lieu
of."
5. That the applicant shall participate in the development of
a future street 1- i-g h t- as approved by the City Engineer.
6. That documents concerning the maintenance of all common
facilities and building exteriors shall be submitted to the
staff for approval as part of final map submitted.

A RESOLUTION OF THE CARLSBAD CITY PLANNING COMMISSION
RECOMMENDING TO THE CITY COUNCIL APPROVAL OF A TEN-
TATIVE MAP FOR BRISTOL ANCHORAGE, CARLSBAD TRACT 71-6
WHEREAS, the Carlsbad City Planning Commission did receive
on October 26, 1971, a Tentative Map, to be known as Bristol Anchorage
Carlsbad Tract 71-6, submitted by DIFCON, INCORPORATED, onwer and
subdivider, on property located on Park Drive, being lots 52, 53, 54
and 55 of Shelter Cove Map No. 5162.
WHEREAS, the Planning Commission did consider the Tentative
Map as submitted, comprised of one lot; and
WHEREAS, the Planning Commission did take into consideration
the reports of the various City agencies and utility companies;
NOW, THEREFORE, BE IT RESOLVED that the Tentative Map be
approved subject to the following conditions, and for the following
reasons:
Reasons:
1. The proposed development will be compatible with the surrounding
properties.
2. The proposed development meets development criteria set in
Article 9.5 (R-W) Residential Waterway Zone, Section 950 of Ordinance
9060, and satisfies the requirements of the City of Carlsbad sub-
division Ordinance 9050.
3. The proposed development is in conformance with the City of
Carlsbad General Plan and the Housing Element.

RESOLUTION NO. 1917
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF CARLSBAD, APPROVING THE TENTATIVE MAP OF
BRISTOL ANCHORAGE. CARLSBAD TRACT 71-6.
WHEREAS, the Planning Commission of the City of Carlsbad on
the 26th day of October, 1971, recommended to the City Council that
the Tentative Map, to be known as Bristol Anchorage, Carlsbad Tract
71-6 be approved; and
WHEREAS, the City Council of the City of Carlsbad on the
2nd day of November, 1971, considered the recommendation of the
Planning Commission;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Carlsbad, that the City Council does hereby approve said
tentative map of Bristol-Anchorage, Carlsbad Tract 71-6, said prop-
erty being located on Park Drive, being lots 52, 53, 54, and 55 of
Shelter Cove Map No. 5162, and more particularly described in appli-
cation on file in the office of the City Clerk, subject to the fol-
lowing requirements and conditions being performed by the Developer
Conditions:
1. That the proposed condominium shall be developed, generally, in
conformance with the tentative map labeled Exhibit "A".
2. That an architectural theme shall be developed as shown on the
applicant's rendering, Exhibit "B".
