SUBJECT: Request for Approval of a Tentative Map for a
33 lot single family subdivision on property
located between Monroe Street and Blenkarne Drive.
APPLICANT: Kamar Construction Company
Report submitted by: City Manager, Engineer, Building, Parks and
Recreation, Fire and Planning Departments.
GENERAL DISCUSSION;
The applicant proposed to create a 33 lot, 7,500 square foot single
family subdivision, located between Falcon Hills, Unit No. 2, Falcon
Hills, Unit No. 4, westerly of Canyon Street, and southerly of the
proposed Elm Avenue extension.
The proposed development is located in an existing R-1-7,500 zone,
and will have access to Basswood Avenue from Monroe Street and Canyon
Street. Access to the proposed Elm Avenue extension will be from the
Monroe Street intersection only. The development will consist of 3
and 4 bedroom, one and two story single family dwellings.
RECOMMENDATION;
The Staff recommends approval of the tentative map proposal for the
following reasons and subject to the following conditions:
Reasons;
1. The subject tentative map is in conformance with the zone and
character of the neighborhood.
2. The subject tentative map is in the best interest of the neighbor-
hood and community.
3. The subject tentative map is in conformance with the City of Carlsbad
General Plan.

CONDITIONS OF APPROVAL:
1. That the tentative map shall be subject to the Parks
dedication or Fee-in-Lieu of City of Carlsbad Ordinance
No. 9190.
2. Applicant shall install fire hydrants, type and location
to be approved by the City Fire Department.
3. That a 5* street tree easement be provided on all lots
backing on Elm Avenue for landscaping and sound suppression
purposes. Fencing shall also be provided for the forementioned
lots.
4. All public improvements including water, sewer and drainage
facilities are to be constructed as required by Subdivision
Ordinance and the City Engineer.
5. Standard subdivision bonds and agreements are to be pro-
vided to guarantee completion of public improvements.
6. A final subdivision map shall be filed prior to issuance
of a building permit.
7. All utilities shall be placed underground and no overhead
poles or lines shall be permitted.
8. A grading plan shall be submitted to the City Engineer
prior to issuance of a building permit.
9. Sewer mains shall be constructed by the developer. Off-
site sewer shall be extended in Monroe Street to connect to
Vista Trunk Line.
10. The preservation of Canyon Street (1/2 width = 20') shall
be jointly agreed to between the City of Carlsbad and the devel.pper
as an easement for drainage facilities and a pedestrian walkway.
The developer shall construct in accordance with the City
Master Drainage Plan a storm drain for that portion fronting
along the development, including necessary catch basins.
11. That the applicant shall dedicate necessary right-of-way
for Elm Avenue adjacent to the subject parcel. Developer
shall arrive at an agreement with the City staff regarding
improvement prior to filing of the final map with the City
Council. Full width street improvements shall be constructed
for Blenkarne Drive and Monroe Street. Canyon Street shall
be constructed with 20' paving and 8' graded shoulder.

A RESOLUTION OF THE CARLSBAD CITY PLANNING COMMISSION
RECOMMENDING APPROVAL OF A TENTATIVE MAP OF CARLSBAD
TRACT 72-1
WHEREAS, the Carlsbad City Planning Commission did receive on
January 25, 1972, a Tentative Map, to be known as Carlsbad Tract
72-1 submitted by KAMAR CONSTRUCTION COMPANY, owner and subdivider,
on property located at the northerly end of Monroe Street, being
portion of Tract 124 Carlsbad Land Map 1661.
WHEREAS, the Planning Commission did consider the Tentative Map
as submitted, comprised of 33 lots; and
WHEREAS, the Planning Commission did take into consideration
the reports of the various City agencies and utility companies;
NOW, THEREFORE, BE IT RESOLVED that the Tentative Map be
approved subject to the following conditions and for the following
reasons:
Reasons of Approval:
1. The subject tentative map is in conformance with the zone and
character of the neighborhood.
2. The subject tentative map is in the best interest of the neigh-
borhood and community.
3. The subject tentative map is in conformance with the City of
Carlsbad General Plan.
Conditions of Approval:

MAP OF BUENA WOODS SUBDIVISION, KNOWN AS

WHEREAS, the Planning Commission of the City of Carlsbad on6
the 25th day of January, 1972, recommended to the City Council
that the tentative map of Buena Woods Subdivision, comprised of8
33 lots, known as Carlsbad Tract No. 72-1 be approved; and
WHEREAS, the City Council of the City of Carlsbad on the
1st day of February, 1972, considered the recommendation of the
Planning Commission;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
