General Discussion
In compliance with condition number 13 of Council Ordi-
nance No. 9288 which states "applicants shall file a subdivision
map in accordance with the State flap Act", the aforementioned
tentative subdivision map has been submitted to the City.
Recommendation
It is the staff recommendation that the tentative map
be approved for the following reasons and subject to the following conditions:

1. The proposed development will be an asset to and in the
best interest of the City of Citrlsbad.
2. The proposed land use will not be detrimental to the
surrounding property and will not be injurious to the health,
welfare or safety of the general public.
Conditions of Approval
1. That all conditions stipulated in Council Ordinance No. 9288
be complied with.
2. Public improvements shall be constructed as required by the Subdivision Ordinance and the City Engineer.
3. Underground drainage facilities shall be constructed to handle storm water flow as shown on the City Master Drainage Plan.

4. Public sewer easements as may be required by the City Engineer shall be included on the final map.
5. The location of the intersection of the major street and Cannon Road shall be subject to minor revision with regard to traffic operation. Final location shall be subject to the approval of the City Engineer.
6. Access rights to Cannon Road shall be dedicated to the City,

WHEREAS, the Carlsbad City Planning Commission did receive on
March 14, 1972, a Tentative Map, to be known as Carlsbad Tract 72-3
submitted by Tri-City Auto Dealers Association, owner and subdivider,
on property located easterly of Interstate-5 between Cannon Road and
Palomar Airport Road.
WHEREAS, the Planning Commission did consider the Tentative Map
as submitted, comprised of 7 lots; and
WHEREAS, the Planning Commission did take into consideration the
reports of the various City agencies and utility companies;
NOW, THEREFORE, BE IT RESOLVED that the Tentative Map be approved
subject to the following conditions and for the following reasons:

RESOLUTION NO. 1977
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CARLSBAD, APPROVING THE TENTATIVE MAP OF TRI-CITY AUTO PLAZA, CARLSBAD TRACT 72-3.
WHEREAS, the Planning Commission of the City of Carlsbad on
March 14, 1972, recommended to the City Council that the tentative
map of Tri-City Auto Plaza, Carlsbad Tract 72-3, submitted by Tri-
City Auto Dealers Associat.ion, be approved; and
WHEREAS, the City Council of the City of Carlsbad on the 4th
day of April, 1972, considered the recommendation of the Planning
Commission,
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Carlsbad that the City Council does hereby approve said
tentative map for Tri-City Auto Plaza, comprised of 7 lots, subject
to the following conditions being performed by the owner:
1. That all conditions stipulated in Council Ordinance No.921
be complied with.
2. Public improvements shall be constructed as required by
the Subdivision Ordinance and the City Engineer.
3. Underground drainage facilities shall be constructed to

8. Complete plans and specifications shall be submitted,
as required for checking and approval before construction of any
improvement is commenced.
BE IT FURTHER RESOLVED that the City Clerk is hereby directed
to place a copy of this resolution in the usual course of mail,
addressed to the subdivider at his address as shown on the
tentative map.
PASSED, APPROVED AND ADOPTED at a regular meeting of the
Carlsbad City Council held on the 4th day of April, 1972, by the
following vote, to wit:
AYES : Cmn. Dunne, McComas, Jardine, Castro and Lewis.
NOES: None.
