MAP FOR A 1-LOT, 28-UNIT CONDOMINIUM DEVELOPMENT AT
2475 JEFFERSON STREET - -

Report submitted by: City Manager, Fire, Engineering, Building,
Parks & Recreation & Planning Departments
General Discussion:
The subject property is located on the south shore of the Buena
Vista Lagoon between Las Flores Drive and Buena Vista Avenue
on the westerly side of Jefferson Street in an area that is
presently zoned R-3.
The proposed development consists of 28 condominium units on
1.51 acres or 18 dwelling units per acre and 73 parking spaces
of which 56 spaces are covered.
Densities proposed by the applicant are within density ranges
recommended by the City of Carlsbad General Plan.
Recommendation:
The staff recommends.approval of the proposed tentative map
for the following reasons and subject to the following conditions
Reasons for approval :
1. The proposed development is within recommended densities of
the City of Carlsbad General Plan.
2. The proposed development is in conformance with Title 21 of
the Carlsbad Municipal Code and Subdivision Ordinance No. 9050.Conditions of Approval:
1. A condominium subdivision map in accordance with the State
Map Act and City Ordinances shall be recorded for this property.
2. Underground utility services, ornamental street lights and
street trees shall be installed.
3. Fire protection appurtenances, including fire hydrants
shall be installed as required by the Fire Department.

.A RESOLUTION OF THE CARLSBAD CITY PLANNING COMMISSION
RECOMMENDING TO THE CITY COUNCIL (APPROVAL OF/DENIAL OF)
A TENTATIVE MAP FOR CARLSBAD TRACT 72-9
WHEREAS, the Carlsbad City Planning Commission did receive on
June 13, 1972, a Tentative Map, to be known as Carlsbad Tract 72-9,
submitted by L. E. Liddle, et al owner, and Buena Vista Company,
subdivider, on property located on the westerly side of Jefferson
Street to Buena Vista Lagoon, between Las Flores Drive and Buena
Vista Drive.
WHEREAS, the Planning Commission did consider the Tentative Map
as submitted, comprised of one lot; and
WHEREAS, the Planning Commission did take into consideration the
reports of the various City agencies and utility companies;
NOW, THEREFORE, BE IT RESOLVED that the Tentative Map be approved
for the following reasons, and subject to the following conditions:
1. (NOTE: See Reasons and Conditions in Staff Report, 6-13-72,
as applicable)

AND FINALLY RESOLVED, that a copy of this resolution be forwarded
to the City Council of the City of Carlsbad for its attention, in
the manner prescribed by law.
PASSED, APPROVED AND ADOPTED at a regular meeting of the Carlsbad
City Planning Commission, held on the 13th day of June, 1972, by the
following vote, to wit:

WHEREAS, the Planning Commission of the City of Carlsbade;
on the 13th day of June, 1972, recommended to the City Council that

the tentative map of Carlsbad Tract 72-9, L.E. Liddle Construction,

be approved and;
9i! WHEREAS, the City Council of the City of Carlsbad on the

NOW, THEREFORE, BE IT RESOLVED by the City Council of the13
City of Carlsbad that the City Council does hereby approve said14
tentative map for Carlsbad Tract 72-9, comprising one (1) lot, sub-

ject to the following conditions:16

AND FINALLY RESOLVED that the City Clerk is hereby directed
to place a copy of this Resolution in the usual course of mail,
addressed to the subdivider at his address as shown on the tentative
map.
PASSED, APPROVED AND ADOPTED by the City Council of the City
of Carlsbad at an adjourned, regular meeting held on the 5th day of
July, 1972, by the following vote, to wit:
