MAP FOR A 1-LOT, 15-UNIT CONDOMINIUM DEVELOPMENT
ON THE WESTERLY SIDE OF JEFFERSON STREET, TOO FEET
SOUTHERLY OF BUENA VISTA AVENUE

General Discussion
The subject property is located on the westerly side of Jefferson
Street approximately 100 feet southerly of Buena Vista Avenue
in an existing R-3 zone.
The proposed development consists of 15 condominium dwelling
units on 1.09 acres or 13.7 dwelling units per acre and 32
parking spaces of which 15 spaces are covered.
The densities proposed by the applicant are consistent with the
recommended densities of the City of Carlsbad General Plan.
Recommendation:
The staff recommends approval of the subject application for
the following reasons and subject to the following conditions:
Reasons for Approval:
1. The proposed development is within the recommended densities
of the City of Carlsbad General Plan.
2. The proposed development is in conformance with Title 21
of the Carlsbad Municipal Code and Subdivision Ordinance No. 9050,
Conditions of Approval :
1. A condominium subdivision map in accordance with the State
Map Act shall be recorded for this property.
2. Underground utility services and an ornamental street light;
and street trees shall be installed.
3. Fire protection appurtenances, including fire hydrants, shall
be installed as required by the Fire Department.

4. The applicant shall underground the existing overhead utility
lines crossing the property or enter into a Future ImprovementAgreement for the work.
5. The applicant shall dedicate land adjacent to Buena Vista
Lagoon per Ordinance 9190 and the Parks & Recreation Commission.
6. A landscape and sprinkler plan shall be submitted to the
Parks & Recreation Department and shall be subject to the
approval of the Parks & Recreation Director.

A RESOLUTION OF THE CARLSBAD CITY PLANNING COMMISSION
RECOMMENDING TO THE CITY COUNCIL APPROVAL OF A TENTA-
TIVE MAP FOR CARLSBAD TRACT 72-10
WHEREAS, the Carlsbad City Planning Commission did receive on
June 13, 1972, a Tentative Map, to be known as Carlsbad Tract 72-10,
submitted by John McKeand, owner and subdivider, on property located
on the westerly side of Jefferson Street, 100 feet southerly of
Buena Vista Drive.
WHEREAS, the Planning Commission did consider the Tentative Map
as submitted, comprised of one lot; and
WHEREAS, the Planning Commission did take into consideration the
reports of the various City Agencies and utility companies;
NOW, THEREFORE, BE IT RESOLVED that the Tentative Map be approved
for the following reasons, and subject to the following conditions:
Reasons of Approval;
1. The proposed development is within the recommended densities of
the City of Carlsbad General Plan.
2. The proposed development is in conformance with Title 21 of the
Carlsbad Municipal Code and Subdivision Ordinance No. 9050.

AND FINALLY RESOLVED, that a copy of this resolution be forwarded

City Planning Commission, held on the 13th day of June, 1972, by the
following vote, to wit:

WHEREAS, the Planning Commission of the City of Carlsbad
on the 13th day of June, 1972, recommended to the City Council that
the tentative map of Carlsbad Tract 72-10, McKeand Construction, be
approved and;
WHEREAS, the City Council of the City of Carlsbad on the
5th day of July, 1972 considered the recommendation of the Planning
Commi ssion;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Carlsbad that the City Council does hereby approve said
tentative map for Carlsbad Tract 72-10, comprising one lot, sub-
ject to the following conditions:
1. A condominium subdivision map in accordance with the
State Map Act shall be recorded for this property.
2. Underground utility services and an ornamental street
light and street trees shall be installed to the satisfaction of the
City Engineer.
3. Fire protection appurtenances, including fire hydrants, sh
be installed as required by the Fire Department.

AND FINALLY RESOLVED that the City Clerk is hereby directed
to place a copy of this Resolution, in the usual course of mail,
addressed to the subdivider at his address as shown on the tentative
map.
PASSED, APPROVED AND ADOPTED by the City Council of the City
of Carlsbad at an adjourned, regular meeting held on the 5th day of
July, 1972, by the following vote, to wit;
AYES: Councilmen Dunne, McComas , Lewis, and Frazee.
NOES: Councilman Chase.
