The subject request for tentative map approval was considered by the
Planning Commission at their regular meeting of June 27, 1972. The
Planning Commission adopted Resolution No. 799, which recommends

SUBJECT: REQUEST FOR APPROVAL OF A TENTATIVE MAP FOR A ONE
LOT 16 UNIT RESIDENTIAL DEVELOPMENT EASTERLY OF
COVE DRIVE TO BE KNOWN AS CAPE BRISTOL, CARLSBAD
'TRACT 72-16
APPLICANT: DIFCON, INC.
Report Submitted by: City Manager, Building, Fire, Engineering,
Parks & Recreation & Planning Departments
General Discussion
The applicant proposes to construct a 1 lot, 16 unit
condominium development on the easterly side of Cove Drive, north
of the Agua Hedionda Lagoon on ,54 acres,
The proposal consists of 16 integrated multl leyel one/two
bedroom units 1n two three story structures fronting Bristol
Cove Channel and one two story structure containing four bachelor
units located adjacent to Cove Drive,
: ?• Parking accomodations are developed in a submerged
parking structure utilizing a ratio of two parking spaces per unit*
Water and sewer are adequate to serve the subject
proposal.
Recommendations
The staff recommends approval of the subject applica-
tion for the following reasons and subject to the following
conditions.
Reasons for Approval
1. The subject Tentative Map conforms to requirements set in the
City of Carlsbad Subdivision Ordinance No. 9050 and Zoning Ordin-
ance No. 9060
2. The proposed Tentative Map is 1n conformance with the City
of Carlsbad General Plan Densities as amended.
Conditions of Approval
1. That all exterior wood building materials utilized shall be
treated with fire retardent materials or their equivalent as
approved and required by the City of Carlsbad Fire Chief,

2. That fire hydrants and fire prevention devices shall be
approved by the City of Carlsbad Fire Chief.
3. That the proposed condominium shall be developed Generally in
conformance with the Tentative Map labeled Exhibit "A".
4. That an architectural theme shall be developed as shown on the
applicants' rendering, Exhibit "B".
5. That a landscaping and sprinkler plan be submitted to the Parks
and Recreation Director for approval prior to the issuance of a
building permit.
6. That the applicant shall comply with the City of Carlsbad
Ordinance 9190, "Dedication of land for parks or fees in lieu of".
7. That the applicant shall install one standard ornamental street
light in a manner approved by the City Engineer.
8. That the documents concerning the maintenance of all common
facilities and building exteriors shall be submitted to the staff
for approval as part of final map submitted,

A RESOLUTION . THE CARLSBAD CITY PLANNlK- COMMISSION
RECOMMENDING APPROVAL OF A TENTATIVE MAP TO BE KNOWN
AS CAPE BRISTOL, CARLSBAD TRACT 72-16
WHEREAS, the Carlsbad City Planning Commission did receive on
June 27, 1972, a tentative map of Cape Bristol, Carlsbad Tract 72-16
by Difcon, Incorporated, developer and owner of property located on
the east side of Cove Drive, said property being lots 18, 19 and 20
of Shelter Cove Map 5162, City of Carlsbad, County of San Diego.
WHEREAS, the Planning Commission did consider the tentative map
as submitted, comprised of 1 lot; and
WHEREAS, the Planning Commission did take into consideration the
reports of the various City agencies and utility companies;
NOW, THEREFORE, BE IT RESOLVED that the tentaitve map of Carlsbad
Tract 72-16 be recommended for approval by the City Council for the
following reasons, and subject to the following conditions:
Reasons of approval :
1. The subject tentative map conforms to requirements set in the
City of Carlsbad Subdivision Ordinance No. 9050 and Zoning Ordinance,

RESOLUTION NO. 2036
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF CARLSBAD, APPROVING THE TENTATIVE
MAP OF CARLSBAD TRACT 72-16.
(CAPE BRISTOL)
WHEREAS, the Planning Commission of the City of Carlsbad
on the 27th day of June, 1972, recommended to the City Council that
the tentative map of Carlsbad Tract 72-16, Cape Bristol, be approved
and;
WHEREAS, the City Council of the City of Carlsbad on the
5th day of July, 1972 considered the recommendation of the Planning
Commission;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Carlsbad that the City Council does hereby approve said
tentative map for Carlsbad Tract 72-14, comprising one (1) lot, sub-
ject to the following conditions:
1. That all exterior wood building materials utilized shall b
treated with fire retardent materials or their equivalent as
approved and required by the City of Carlsbad Fire Chief.
2. That fire hydrants and fire prevention devices shall be
approved by the City of Carlsbad Fire Chief.

BE IT FURTHER RESOLVED that the subdivider shall furnish
the U. S. Post Office, Carlsbad, California, with a copy of the
final subdivision map.
AND FINALLY RESOLVED that the City Clerk is hereby directed
to place a copy of this resolution, in the usual course of mail,
addressed to the subdivider at his address as shown on the tentative
map.
PASSED, APPROVED AND ADOPTED by the City Council of the City
of Carlsbad at an adjourned, regular meeting held on the 5th day of
July, 1972, by the following vote, to wit:
AYES: Councilmen Dunne, McComas, Lewis and Frazee.
NOES: Councilman Chase.
