STAFF REPORT/MEMORANDUM June 27, 1972 TO: PLANNING COMMISSION FROM: ' CITY MANAGER SUBJECT: REQUEST FOR APPROVAL OF A TENTATIVE MAP FOR A ONE LOT 16 UNIT RESIDENTIAL DEVELOPMENT EASTERLY OF COVE DRIVE TO BE KNOWN AS CAPE BRISTOL, CARLSBAD 'TRACT 72-16 APPLICANT: DIFCON, INC. Report Submitted by: City Manager, Building, Fire, Engineering, Parks & Recreation & Planning Departments General Discussion The applicant proposes to construct a 1 lot, 16 unit condominium development on the easterly side of Cove Drive, north of the Agua Hedionda Lagoon on ,54 acres, The proposal consists of 16 integrated multl leyel one/two bedroom units 1n two three story structures fronting Bristol Cove Channel and one two story structure containing four bachelor units located adjacent to Cove Drive, : ?• Parking accomodations are developed in a submerged parking structure utilizing a ratio of two parking spaces per unit* Water and sewer are adequate to serve the subject proposal. Recommendations The staff recommends approval of the subject applica- tion for the following reasons and subject to the following conditions. Reasons for Approval 1. The subject Tentative Map conforms to requirements set in the City of Carlsbad Subdivision Ordinance No. 9050 and Zoning Ordin- ance No. 9060 2. The proposed Tentative Map is 1n conformance with the City of Carlsbad General Plan Densities as amended. Conditions of Approval 1. That all exterior wood building materials utilized shall be treated with fire retardent materials or their equivalent as approved and required by the City of Carlsbad Fire Chief, Page Two Staff Report June 27, 1972 2. THE CARLSBAD CITY PLANNlK- COMMISSION RECOMMENDING APPROVAL OF A TENTATIVE MAP TO BE KNOWN AS CAPE BRISTOL, CARLSBAD TRACT 72-16 WHEREAS, the Carlsbad City Planning Commission did receive on June 27, 1972, a tentative map of Cape Bristol, Carlsbad Tract 72-16 by Difcon, Incorporated, developer and owner of property located on the east side of Cove Drive, said property being lots 18, 19 and 20 of Shelter Cove Map 5162, City of Carlsbad, County of San Diego. WHEREAS, the Planning Commission did consider the tentative map as submitted, comprised of 1 lot; and WHEREAS, the Planning Commission did take into consideration the reports of the various City agencies and utility companies; NOW, THEREFORE, BE IT RESOLVED that the tentaitve map of Carlsbad Tract 72-16 be recommended for approval by the City Council for the following reasons, and subject to the following conditions: Reasons of approval : 1. The subject tentative map conforms to requirements set in the City of Carlsbad Subdivision Ordinance No. 9050 and Zoning Ordinance, j Title 21 -of the Carlsbad Municipal Code. 2. (CAPE BRISTOL) WHEREAS, the Planning Commission of the City of Carlsbad on the 27th day of June, 1972, recommended to the City Council that the tentative map of Carlsbad Tract 72-16, Cape Bristol, be approved and; WHEREAS, the City Council of the City of Carlsbad on the 5th day of July, 1972 considered the recommendation of the Planning Commission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad that the City Council does hereby approve said tentative map for Carlsbad Tract 72-14, comprising one (1) lot, sub- ject to the following conditions: 1. That all exterior wood building materials utilized shall b treated with fire retardent materials or their equivalent as approved and required by the City of Carlsbad Fire Chief. 2. AND FINALLY RESOLVED that the City Clerk is hereby directed to place a copy of this resolution, in the usual course of mail, addressed to the subdivider at his address as shown on the tentative map.
