Statement of the Matter
These matters were heard and considered by the Planning Commission at
their regular meeting of June 27, 1972. The Planning Commission
unanimously adopted the Resolution recommending approval of the
subject tentative map by the City Council.
The documents itemized below complete this application for your further
review and hearing.

SUBJECT: REQUEST FOR APPROVAL OF A TENTATIVE SUBDIVISION MAP
FOR A 5 LOT RESIDENTIAL DEVELOPMENT ON PROPERTY
EASTERLY OF PARK DRIVE, SOUTHERLY OF SUNRISE CIRCLE
TO BE KNOWN AS CARLSBAD TRACT 72-15.

General Discussion
Subject tentative subdivision map is for 1.646 acres of
property easterly of Park Drive and southerly of Sunrise Circle
and will involve the development of 5 lots.
The subject property will be developed subject to sub-
division standards set forth by the State of California and the
City of Carlsbad. The minimum lot area will be 7500 square feet
with some of the lots being larger.
Present zoning in the area is R-l-7500.
Due to the irregular shape of the subdivision, a re-
duction of required street frontage from 40 feet to 20 feet on
Lots No. 1 and 4 has been included for approval in this sub-
division map.
There is presently no circulation to the proposed sub-
division site. Circulation to the subdivision will, however, be
provided by the construction of Grady Place. This is a cul-de-sac
street that will connect with Park Drive.
Water and sewer service to the subdivision are presently
inadequate, however, a 6" V.C.P. sewer line and a 6" A.C. water
main are proposed for construction to serve the subdivision.
Recommendation
The staff recommends approval of the subject tentative
subdivision map for the following reasons and subject to the
following conditions.

1. The proposed subdivision is in keeping with the Carlsbad
General Plan.

2. The proposed subdivision will not be detrimental to the
public health, safety or welfare.
3. The proposed subdivision is in the best interest of the
community.

1. The applicant shall provide a 10 foot street tree easement
along the public right-of-way.
2. The applicant shall be subject to the payment of parks in
lieu fees, City of Carlsbad Ordinance No. 9190.
3. A grading and drainage plan shall be approved by the City
Engineer prior to any grading.
4. Public Improvements including underground utilities shall be
constructed as required by the Subdivision Ordinance and City
Engineer. A Standard Guaranteed Subdivision Agreement shall be
entered into guaranteeing completion of public improvements.
5. Grady Place shall have a roadway width of 36 feet in lieu
of 34 feet shown on tentative map. The curb radius on the
cul-de-sac shall not be less than 40 feet.
6. Design of all Public Improvements including structural section
design for street and sewer sizing shall be in accordance with
City of Carlsbad Standard Design Criteria.

A RESOLUTION OF THE CARLSBAD CITY PLANNING COMMISSION
RECOMMENDING TO THE CITY COUNCIL (APPROVAL OF/DENIAL
OF) A TENTATIVE MAP FOR CARLSBAD TRACT 72-15
WHEREAS, the Carlsbad City Planning Commission did receive on
June 27,1972 a Tentative Map, to be known as Carlsbad Tract 72-15,
submitted by Grady Maples, owner, and Oakley Parker, subdivider, on
property located on the easterly side of Park Drive between Hillside
DriveandSunriseCircle.
WHEREAS, the Planning Commission did consider the Tentative Map
as submitted, comprised of 5 lots; and
WHEREAS, the Planning Commission did take into consideration the
reports of the various City agencies and utility companies;
NOW, THEREFORE, BE IT RESOLVED that the Tentative Map be approved
subject to the following conditions:

AND FINALLY RESOLVED, that a copy of this resolution be forwarde
to the City Council of the City of Carlsbad for its attention, in the

RECOMMENDING APPROVAL TO THE CITY COUNCIL OF A TENTATIVE

5 WHEREAS, the Planning Commission of the City of Carlsbad

WHEREAS, the City Council of the City of Carlsbad on the
5th day of July, 1972, considered the recommendation of the Planning
Commission;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Carlsbad that the City Council does hereby approve said
tentative map for Carlsbad Tract 72-15, comprised of five (5) lots,
subject to the following conditions:
1. The applicant shall provide a 10-foot street tree easement
along the public right-of-way.

BE IT FURTHER RESOLVED that the subdivider shall furnish
the U.S. Post Office, Carlsbad, California, with a copy of the
final subdivision map.
AND FINALLY RESOLVED that the City Clerk is hereby directed
to place a copy of this Resolution, in the usual course of mail,
addressed to the subdivider at his address as shown on the tentative
map.
PASSED, APPROVED AND ADOPTED by the City Council of the City
of Carls'bad at an Adjourned Regular Meeting held on the 5th day of
July, 1972, by the following vote, to wit:
