A. NOWELL Report submitted by: City Manager, Fire, Building, Engineering, Parks & Recreation and Planning Department General Discussion: The subject property was before the Planning Commission on March 23, 1972. At that time, a request for a zone change from C-2 to R-W and adoption of a specific plan was approved by Planning Commission Resolutions No. 696 and 702 and City Council Ord. No. 9269 and 9270. The applicant proposes to develop a one-lot, 33-unit condominium in an existing R-W zone. Adjoining properties are zoned R-W to the north and P-C to the east. The proposed project will be located at the southerly terminus of Marina Drive, adjacent to Agua Hedionda Lagoon and will be bordered along one side by a small boat channel. Total size of the project is 1.02 acres. Street, water and sewer facilities are presently in existence and do have the necessary capacities to serve the proposed development. The proposed development consists of 27 one-bedroom and six (6) two bedroom condominium units, a recreation building and two parking spaces per dwelling unit. Recommendations: Staff recommends approval of the tentative map for the following reasons and subject to the following conditions: Reasons for Approval: 1. The proposed development is compatible with development on surrounding properties. 2. The proposed development meets development criteria set by City Council Ordinance 9267, adopted May 4, 1971. 3. The proposed development is in conformance with the City of Carlsbad General Plan and the Housing Element. Page Two Staff Report June 13, 1972 Conditions of Approval : 1. That all conditions set forth in City of Carlsbad Ord. 9269 (a specific plan) shall be met prior to the issuance of any permit for grading or building, unless otherwise stipulated herein . 2. That a landscape and sprinkler plan shall be submitted to the Parks & Recreation Department prior to installation and shall be subject to the approval of the Parks & Recreation Director. 3. A. Newell, owner and subdivider, on property located at the end of Marina Drive adjacent to Agua Hedionda Lagoon. WHEREAS, the Planning Commission did consider the Tentative Map as submitted, comprised of one lot; and WHEREAS, the Planning Commission did take into consideration the reports of the various City agencies and utility companies; NOW, THEREFORE, BE IT RESOLVED that the Tentative Hap be approved subject to the following reasons and conditions: Reasons for Approval: 1. The proposed development is compatible with development on surrounding properties. 2. The proposed development meets development criteria set by City Council Ordinance 9269, adopted May 4, 1971. 3. The proposed development is in conformance with the City of Carlsbad General Plan and the Housing Element. Conditions of Approval: 1. (SU-CASA) WHEREAS, the Planning Commission of the City of Carlsbad on the 13th day of June, 1972, recommended to the City Council that the tentative map of Carlsbad Tract 72-14, Su-Casa, be approved and; WHEREAS, the City Council of the City of Carlsbad on the 5th day of July, 1972 considered the recommendation of the Planning / Commission; / NOW, THEREFORE, BE IT RESOLVED BY THE City Council of thet, City of Carlsbad that the City Council does hereby approve said tentative map for Carlsbad Tract 72-14, comprising one (1) lot, sub- ject to the following conditions: 1. That all conditions set forth in City of Carlsbad Ordinanc 9269 (a specific plan) shall be met prior to the issuance of any permi for grading or building, unless otherwise stipulated herein. 2. AND FINALLY RESOLVED that the City Clerk is hereby directed to place a copy of this resolution, in the usual course of mail, addressed to the subdivider at his address as shown on the tentative map.
