STAFF REPORT/MEMOR JUM AUGUST 8, 1972 TO: PLANNING COMMISSION FROM: CITY MANAGER SUBJECT: APPLICATION FOR TENTATIVE MAP APPROVAL FOR A ONE-LOT, SIXTEEN (16) UNIT CONDOMINIUM LOCATED ON THE SOUTH- EASE CORNER OF CARLSBAD BOULEVARD AND ACACIA AVENUE APPLICANT: DANIEL HUCKS Report submitted by: City Manager, Fire, Engineering, Parks & Recreation,Building and Planning Departments General Discussion: This application is for approval of a one-lot, sixteen (16)-unit condominium development located on the southeast corner of Carlsbad Boulevard and Acacia Avenue. Existing zoning on the property is R-3 and General Plan recommen- dations reflect a density of 48-67 units per acre. The density proposed in this project is 32 units per acre. Water service, sewer service and circulation patterns are adequate to serve the proposed project. Recommendations: The staff recommends approval of this project for the following reasons and subject to the following conditions: Reason*; of Approval : K.i The project densities do not exceed recommendations of the City's adopted General Plan. 2. The project will not be materially detrimental to surrounding properties. Conditions of Approval: 1. A condominium subdivision map in accordance with the State Map Act and City Ordinances shall be recorded for this property. 2. Underground utility services, ornamental street lights, and street trees shall be installed. 3. Damaged sidewalks and curbs shall be replaced or a deposit for the work filed with the City at the'City's diseretion^as.required by the City Engineer. 4. Fire protection appurtenances, including fire hydrants, shall be installed as required by the Fire Department. 5. Driveway access to the property shall be limited to Acacia Avenue. Vehicular access rights to Carlsbad Boulevard shall be dedicated to the City. 6. A fee in lieu of park dedication shall be paid in accordance with Ordinance No. 9190. 7. ARNOLD, City Manager < 1 2 3 4 5 8 10 11 12 13 14 15 16 17 18 19 .20 21 22 23 24 25 26 27 28 29 30 31 32 PLANNING COMMISSION RESOLUTION NO. 819 A RESOLUTION OF THE CARLSBAD CITY PLANNING COMMISSION RECOMMENDING TO THE CITY COUNCIL APPROVAL OF A TENTATIVE MAP FOR CARLSBAD TRACT 72-19, Cantamar WHEREAS, the Carlsbad City Planning Commission did receive on August 8, 1972, a Tentative Map, to be known as Carlsbad Tract 72-lg, Cantamar, submitted by Daniel Hucks, owner and subdivider, on pro- perty located on the southeast corner of Carlsbad Boulevard and Acacia Avenue. WHEREAS, the Planning Commission did consider the Tentative Map as submitted, comprised of one lot; and WHEREAS, the Planning Commission did take into consideration the reports of the various City agencies and utility companies; NOW, THEREFORE, BE IT RESOLVED that the Tentative Map be approvec for the following reasons, and subject to the following conditions: Reasons of Approval: 1. Cantamar. (Daniel B. Hucks) WHEREAS, the Planning Commission of the City of Carlsbad on August 8, 1972, recommended to the City Council that the tentative map for Carlsbad Tract 72-19, Cantamar, be approved; and WHEREAS, the City Council of the City of Carlsbad on the 15th day of August, 1972, considered the recommendation of the Planning Commission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad that the City Council does hereby approve said tentative map for Carlsbad Tract 72-19, Cantamar, comprised of one lot, located on the southeast corner of Carlsbad Boulevard and Acacia Avenue, subject to the following conditions being performed by the owner: 1. A condominium subdivision map in accordance with the State Map Act and City Ordinances shall be recorded for this property. 2. Underground utility services, ornamental street lights, and street trees shall be installed. 3. BE IT FURTHER RESOLVED that the City Clerk is hereby directed to place a copy of this resolution in the usual course of mail, addressed to the subdivider at his address as shown on the tentative map.
