Subject: Proposed Fire Station - Chcztnut and El Camino
A rough "ball park" figure of this station comes to $60,000. This
would include the architect's fees, furnishings, exterior paving,
blacktop, and fencing. An open hosa tower (metal frame) would add
approximately another w1,000 to the. cost.
These figures are based on some preliminary plans drawn by us and
consulting a very active custom home builder in this area. As
per attached sketch, the first and seconds floors each have 960
square feet of floor area. The apparatus floor is lhOO square
feet with 12 feet of headroom.
The curr#nt plans provide for two major pi6cos of nparatus, i.e.,
triple combination and brush tanker; or triple combination and ladder
truck; plus an ambulance. This station will have the potential for
handling two companies and an ambulance, a total of 10 men on duty.
It is not unlikely in the not too distance future chat this will be
necessary at this location.
I estimate that this station will adequately serve t%is area for a
minimum of 12 years. It can always be easily be converted back
into a very liveable home with 4 upstairs bedrooms, a family room,
an oversize garage with a huge workshop, or facilities to store a
camper and boat as well as two or three family cars indoors,
Initially this building would house a single company with a triple
combination and the brush rig that is now at La Costa. We would
also operate the ambulance from here, if the decision is mede for
the fire department to do so.
The considerable increase in cost above our figures of 2�- years ago
is due to severol factors, i.e., at that time we would have recei-
ved a"tract bid", there has bean a tremendous increasa in wages and
building materials, and tads is a much larger facility than was
planned at that date.

Thank you for addn; us to help you in the new fire station project.
Nly understanding of tha Protect per our meeting in your office this morning
with Chief Anear , is as folIcs1s:
!) The City of Carl-bvd wishes to build a fire station on
the Scuth Vest corner of the intersection of Chestnut
and Cato!ino atrce s in Carlsbad. This property has a
building space approximately 112 feet by 80 feet, which
is relatively level.
2) A h'to-story station •is to be,planned.within a typical
two-story residence. The residence ;hculd betdesiagned
to 'blend" in the neighborhood. inc: this is in an
area which Kamar Construction develo,7ed, I will dis-
cuss possible alteration of one of Kamar's typical two-
stcry plans with Mr. Jerry Rombotis.
3) The oation will ultil;iately accommodate a maximum of
eight men.
4) Tho project will be 4signed to accommodate the following:
a) Three apparatus bays, each 20 feet long by 13 feet
wide with door height minimum 1110" high (12'0"
Preferred). Provide drain in asoxaratus fiocr.
b) Off-strett parking for a minimum of eight vehicles
( ten proferred) with a twelve foot wide driveway
to rear of lot.
c) Electrically -controlled doors.
d) Provision for intersection Control at a future date.
e) Provide living accommodation: including kitchen,
dining area, lounging, recreation and sanitary
facilities.
f) No tanks will be acquired.
g) Provide office area on lower level.

5) Construction of the station shall be given the following consi-
dcrotion:
a) Provide ncn-combustible roof such as concrete tile.
d b) Use stucco and plaster finishes in lieu of gypsum board.
c) Provide visually pleasing fence on back; cf lot and streat
trees on Chestnut and Catalina. (Fence material suggested
w:.s "block"' grapo stake with block; pilasters, etc.)
6) The construction csntractor will be selected by compctetive
biddinr,; thcrcfcrc requiring a "biddable" set of ccnstruction
documents Trann this office.
7) We will review with you the advisability of hiring consultants
for mechanical and electrical requirements as plans progress.
