DESCRIPTION OF APPLICATION:
The applicants LA COSTA PROPERTIES, 1972 LTD, A LIMITED PARTNERSHIP, are
requesting approval of a one-lot (1) subdivision to allow development of
a 102-unit condominium project on 5.14 acres (19.8 d.u./acre) of land, generally
located on the south side of Caringa Way between Alicante Road and Altisma
Way, to be known as LA COSTA DEL SOL.
ENVIRONMENTAL IMPACT CONSIDERATION
The applicant has complied with the "City of Carlsbad Environmental Protection
Ordinance of 1972" and the project was declared to have a non-significant
impact on the environment, and has been posted in the manner prescribed by
law.
DESCRIPTION OF PROPERTY
The subject property is located on the south side of Caringa Way between Alicante
Road and Altisma Way in La Costa Valley Unit No. 5. Said property contains
5.14 acres of land area, presently zoned RD-M (43 d.u./acre) and divided into
four (4) parcels. The applicants propose to consolidate the property into
a one-lot condominium subdivision.
DESCRIPTION OF SURROUNDING LAND USE AND ZONING
LAND USE: Surrounding property on all sides is either developed or under
construction as multiple residential (condominium) usage.
ZONING: All surrounding zoning is RD-M with the property to the south
and to the east being restricted to a density of 14 dwelling units per acre;
the remaining property allowing a density of 43 dwelling units per acre.
EFFECTS ON THE GENERAL PLAN
The La Costa Master Plan was adopted June 27, 1972 which delineates zoning
and density. This project is consistant with the goals and objectives of the
adopted Master Plan for the La Costa area.

RECOMMENDATION
The Planning Department recommends approval of the proposed project subject
to the execution and/or fulfillment of the following conditions:
1. The developer shall conform to C.M.W.D. requirements and shall
install a 12 inch water main in Alicante Road.
2. Fire protection appurtenances shall be constructed in accordance
with Fire Department requirements and shall be installed and
functional prior to framing construction.
3. The developer shall deposit with the City of Carlsbad the
required Park-in-Lieu fees prior to the recordation of this
Tentative Map.
4. Street trees shall be required per street tree planting standards.
5. Full frontage improvements including street lighting and sidewalks
shall be required along the entire frontage of the subdivision.
6. All on-site drainage systems shall be privately maintained.
7. Standard trenching in the new abutting streets will not be
permitted for additional utility services (including gas, electric
telephone, sewer, water). Boring beneath the existing pavement
is required, except as modified by the City Engineer.

A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CARLSBAD, CALIFORNIA, SETTING FORTH ITS
FINDINGS AMD RECOMMENDATIONS RELATIVE TO A
SUBDIVISION MAP (CT 73-4) ON PROPERTY LOCATED ON
THE SOUTHERLY SIDE OF CARINGA WAY, BETWEEN ALICANTE
ROAD AND ALTISMA, AND TO BE KNOWN AS LA COSTA
DEL SOL.
WHEREAS, the Planning Commission of the City of Carlsbad did receive
a verified application from LA COSTA PROPERTIES, 1972 LTD, A LIMITED
PARTNERSHIP, requesting approval of a Tentative Subdivision Map to provide
for development of a 102 unit condominium project on 5.14 acres of land,
described as follows:
All of Lots 229, 230, 231 and 232, La Costa
Valley Unit No. 5, in the City of Carlsbad,
County of San Diego, State of California,
according to Map No. 6730 filed Sept. 8, 1970
in the Office of the County Recorder of San
Diego County; and,
WHEREAS, said application has complied with the requirements of the
"City of Carlsbad Environmental Protection Ordinance of 1972" and has been
declared to have a "non-significant" impact on the environment; and
WHEREAS, the Planning Commission did take into consideration the
Tentative Map as submitted, and the reports of the various reviewing
agencies; and
WHEREAS, the Planning Commission did find that the subject Tentative
Map does substantially comply with the City of Carlsbad subdivision
regulations, and the State of California Subdivision Map Act;
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City
of Carlsbad, that it does hereby recommend approval to the City Council
of the City of Carlsbad, of the herein described Tentative Map, CT 73-4,
subject to the following conditions:
1. The developer shall conform to C.M.W.D. requirements
and shall install a 12 inch water main in Alicante Road.
2. Fire protection appurtenances shall be constructed
in accordance with Fire Department requirements and shall
be installed and functional prior to framing construction.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CARLSBAD, CALIFORNIA, APPROVING TENTATIVE MAP

WHEREAS, THE City Council of the City of Carlsbad, on the 20th day of

BE IT FURTHER RESOLVED that the City Clerk is hereby directed to
place a copy of this Resolution in the usual course of mail, addressed
to the subdivider, at his address shown on the Tentative Map.
PASSED, APPROVED AND ADOPTED at a regular meeting of said City
Council held on the 20th day of March 1973, by the following
vote, to wit:
