Statement of the Matter : Supplementing Agenda Bill No. 741 the City
Council has asked for valuations and purchase price of three (3) surplus
property sites, at various locations along1 Pio Pico.
l._ Parcel A - 7,024 sq.ft. triangularly shaped adjoining to and south of
the Shell Station property on Elm Avenue. This parcel is in Park Area 4M* /
with parks .in lieu fees available in the amount-of $4,812.24. The purchase
price is $1,400.00* or $.197 per sq.ft. • '
2. Parcel C - 6,610 sq.ft. of an integral part of Holiday Park. This parcel
is in Park-s Area #4.with parks in lieu fees available in the amount of
$25,632.98. The "purchase price is $2,450.00 or $.37. per sq.ft. * '. •
3. Parcel D - 33,166 sq.ft., plus garage, eastside of Pio Pico between
Buena Vista and Knowles. This parcel is in Park Area #3 and no parks in lieu
fees are available. The purchase price is $2,400.00'or $.07 per sq.ft.
The total cost to purchase the three (3) "sites is $6,250.00.

Staff Recommendations
Parcel "C" (a-part of Holiday Park) should undoubtedly be p'urchased since
it is already developed."
Parcels. "A"&"D" have some value for purchase to beautify Pio. Pico. Parcel "D"
also has an existing garage structure which is useful for Park's, equipment .
storage or Library storage space.
Parcels "A" and "C" could be purchased with park-in lieu fees and. parcel "D"
from the general fund.
