GENERAL INFORMATION A. Background; Staff did present a proposed program to the Planning Commission on August 24, 1973» for the proposed complete revision of Title 21 of the Municipal Ordinance Code which is known as the Zoning Ordinance, (see attached) B. Proposal; The first phase in this program is the revision of all the Residential Zone Districts. Staff has prepared a draft Ordinance which attempts to make this revision, (see attached) C. "Work Program; As it is presently envisioned, this revision will be discussed at the Planning Commission meeting of October 9 and 23 or 30, 1973 and a public hearing on the matter would be held on November 13, 1973. It is hoped that these three meetings in conjunction with as many workshop sessions that are necessary will permit sufficient public impact regarding this proposed Ordinance revision. Staff has mailed copies to various local organizations that deal with these zones on a day to day basis for their imput. (see attached list) As the discussions progress, the Planning Commission may want to expand this list to include other organiztions. II. DISPOSITION OF ZCA - 48. FRONT YARD SETBACKS The Planning Commission has previously discussed and tabled a proposed Ordinance Amendment that deals with the front yard setbacks in the R-Zone. Rather than to consider this area seperately, staff has included this revision into the total R—Zone revision and would therefore recommend that the Planning Commission CLOSE Case No. ZCA - 48 at this time. III. DISCUSSION OF MAJOR CHANGES PROPOSED In order to understand the major differences between the present R-Zones and the proposed R-Zones revision, staff has prepared the following comparison chart. Said chart does not attempt to cover.every change proposed in minute detail, rather only describes the major differences. L ZONES PRESENT ORDINANCE PROPOSED ORDINANCE R - A Zone 1.
